Could I find a real 3 bedroom, decent, walk up ok but at least 1300 sf sunny pleasant for $ 4000 - 5000?
yes, you should be able to find it.
No problem.
in that price range, you should even be able to get an elevator building.
In my experience, you can definitely find a walk-up in that range. Elevator is tougher, but might be doable - you either have to get pretty lucky, or compromise on something that reduces the price but may not be as important to you (such as low floor/noise, or location, or finishes, or weird layout, or only 1 bathroom, etc.) Good luck.

uwsmom, there is something fishy about this listing. $4300 for a real 3 bed in that location? I've never heard of the brokerage, seems like it has the potential for bait and switch? Not to mention they didn't publish a floorplan.
Vivaldi, regardless of what people say in this thread, finding a true 3/2 on the UES or UWS in your price range will be a very difficult task. There are a lot of families looking for these types of apartments and if a good one pops up in this price range, it will be rented immediately. I would recommend talking to a few reputable brokers and be willing to pay a fee to help secure what you are looking for.
Juice - maybe, maybe not. It's probably a very choppy apartment w/ 6 smallish rooms that you can use in a variety of ways. Maybe not well renovated. Plus, 4th floor walk-up. At a minimum, it's worth a call/email/look.
Vivaldi - I agree w/ juiceman that it will be hard to find a REAL 3 bedroom in your price range. Walk-ups will be your best bet. Good Luck.
I don't know, I rented a 3BR/3BA on a top-floor walkup (5th floor) on West 74th for $4250 in 2006. Smallish living room and kitchen, but had nice outdoor space. I'd say it's quite possible, but would agree with JuiceMan that you might need a decent broker to help you find the right one for you. Good luck!

Good catch uwsmom, I didn't see that it was a 4th floor walkup, now it makes sense. Not many families with young children interested in that.

Tell me about it - now that I have an elevator, I can't get away with anything! The good thing is I have yet to find comparable cookies anywhere else.
Thanks, Mimi. It's true that most of the 3BR inventory in the target price range consists of walk-ups. If landlords are renting nice, elevator 3BRs for under $5K, they aren't announcing it.

There was a moment where people started referring to West81st as a she. He didn't bother to clarify, as this is an anonymous board. In April, I think, he disclosed his identity, as he have decided to work in RE and put to work the wide knowledge he has about the UWS. Look for the disclosure thread, it's fun!
vivaldi, we have been considering renting our 3br-2ba in a ultra luxury building, and the number we discuss is around 5-6k, so I would say, yes.

Vivaldi - I was actually walking by 80 West 82nd St today (its the bldg on corner of Columbus/82 above the linen shop) and noticed that on the corner of the building there is a very small sign w/ a name and number to call to inquire about rentals in the bldg. also says no broker fee. just thought I'd toss it out there in case you or anyone else is interested.
