why no fsbo on streeteasy? we have a great property and can't seem to list it here

well for one, i think it may disrupt their relatonship with the big brokerage firms, as clearly SE's main goal is to solve the non existent MLS system in NYC! Just talking here.

Where does most of SE's revenues come from?

I'm guessing developers and the brokerage "community."

They accordingly want to "make nice" to them rather than the FSBOs. Not in their best interest to encourage low transaction cost activity.

My best guess anyway.

nymom, tread carefully. Even though many here dislike brokers, they view FSBOs as surrogate brokers and you'll be attacked as will your property. Some guy at 407 Park Avenue South trying a FSBO became a laughingstock on streeteasy.

Don't talk about your FSBO property on StreetEasy. Even if your apartment is perfect and fairly priced, you will be attacked savagely.

407PAS was hardly a laughing stock. I think he was on the ball and trying to sell in difficult times. He was generous to share his experiences as have others on this board which, if your interested, is how you gain valuble insight into a market...sometimes at the expence of others. Posters who down play the value of this or the value of the horse's mouth most likely spend there lives at the other end of that horse.
Any argument???

It is a major flaw of SE and they will eventually list FSBOs when a genuine competitor does.

nymom, not everyone will attack an apartment. we found one a few months ago and actually talked it up. if, however, you post info and the response isn't positive, let it die. don't become defensive, just let it go. someone in the process who is looking may see it and decide it's just the thing.

the 407PAS thing is a matter of opinion, i guess. i thought it was a disaster. here is the 407PAS thread which will give you a blueprint for how NOT to react to anything posted about your apartment. i STRONGLY encourage you to read some of it and judge for yourself.

aboutready nailed it. if you are not willing to accept some of the critical stuff people say as possibly being true to what buyers may think, then LET IT DIE. i listed an fsbo on here and got a tremendous amount of great info from posters - it wasn't always positive but i didn't argue. i tried to get to why people thought different things and sometimes used it to correct things with my listing or in the way i showed my apartment. i also hooked up with Tom at nbpny.com which is a newer site listing fsbo's. the exposure isn't that wide but the consulting service that comes with your monthly fee is invaluable.
