What are your top 5? How about from an investment standpoint? Mine are West Village, Chelsea, Soho, Gramercy, Upper West Side

NOT --- hudson square (or whatever they are calling area north of tribeca, west of soho). even though it will be nice in a few years...once north tribeca is developed, or not, and hudson river park is done, and sanitation & ups have their hands off, but most of that premium is built-in to the current pricing.

same for red hook, although risk there is even greater.... fantasy of red hook making it is nice, but prices are waaay to high already. crappy transportation and the winter winds are harsh... reality is gonna hit this one like a ton of bricks.

According to statistics, the 'most desirable neighborhoods' meaning that in the case of a market correction, the neighborhoods that will hold value the best, fall in value the least, and snap back the quickest are:

prime village (and lower fifth to 12th street, prewar buildings preferred)

upper east side (fifth from 65th to 89th/park from 65th to 79th, pre war buildings preferred)

upper wess side (on CPW from 63rd to 85th, prewar buildings preferred - but you can add 15CPW to that list, I'm sure, even though it's a new build)

tribeca

soho

of course, many luxury buildings exist outside of these 'neighborhoods,' (like Time Warner, etc.), but as far as neighborhoods go, these are the ones)

I'm wondering how the upcoming (knock wood) 2nd ave subway would affect values in the long run for that part of the UES...

2nd ave subway'll never be completed. They'll run into slave burial grounds or WTC victims and unearth a new species of tree slugs or something. That project is just cursed.

I agree, if the 2nd avenue line goes in it won't be for a looooong time. I hear they're digging up a street down by ground zero now. I say, "Enough", they're gone, RIP.

i know its a tangent but here goes---took them 5 years to even START taking down the DB building cause they found bits of skull dust on the roof. I mean, it was a horrible way for those folks to go, no doubt. But the families cleared an average of 1.6MM tax free EACH on TOP of whatever life insurance the deceased had. And they still want to control the site. Again, horrible way to die, but people really do die all the time and dont get shit for it. That money should have been means tested. Why a trader's family at Cantor got that money is beyond me. I realize it was either that or cripple the airline industry with lawsuits but a stipulation shoul dhave been that they have no say over development at the site. No say.

dude, these are 2 different issues. construction for the 2nd ave subway doesn't involve cleaning up after an unexpected horrific terrorist attack involving insurance/litigation claims.

pls stick to the subject

2nd ave is on the East Side. Ground zero is on the west side. Not only that the financing for the part by Hanover Square has not even finalized yet.

i'll believe the 2nd ave subway when i'm riding on it. I guarantee it won't be completed in my lifetime - remember, this is NYC where nothing ever gets done on time, especially govt sponsored projects.
