Discussion about
After making an offer, 20% less than last asking price, what should be the expected time we would hear a respnse back? We're working directly with seller's broker. Apt has on market for 7 months and has been vacated as couple moved to another apt in the city.
i don't like the idea of an open ended offer to buy. unscrupulous sellers may sit on an offer as long as they can hoping for a better offer and just string out the buyer as long as they can. maybe they can get away with it when there is a higher demand than supply of buyers. i always submit my offer with an expiration date. unless it is your "dream" home, i need to move on and will not cry over not getting it. in this market another one is available or will be shortly. especially if it's already been on 7 months.
Call the broker NOW & tell her/him that your offer stands for another 48 hours & then it's off the table. Remember, though, that the seller can accept a higher offer until there is actually a sales contract signed by both you & the seller. Good luck.
Right on bluescoot and drdrd. Also, next time put an expiration date and give them 4 days. Their agent is having fun using your offer to try to get higher offers from other people, you want to put a limit on that game.

I agree with the previous suggestions about a time frame – I would also make a point to say, “in the meantime, we will continue to actively look at other properties.” They are going to try to court other buyers – you should be courting other sellers. The ball is not simply in their court. If you really want to rattle their cage, call now and say, “Where do we stand? I have another property that I am interested in bidding on but I don’t want to have multiple bids out.”
You GO, Village; F'em nicely! Two can play that game.
Lab9, how long has it been since you made the offer?
