Not sure if anyone picked this sale up: 3BR at the Ardsley (320 CPW) sold within ~2 months of being listed, 4.2% over ask:

12/30/2010 #7MN $1,615,500 +4.2% $1,550,000 Sold 3 beds 3 baths

While maintenance is a bit high at $2,500+, still looks like the sellers might have left a little money on the table.

A (relatively) quick sale of a 2/3 BR in the UWS @ 161 W 75th. A good use of space (enlarged maid's room into a proper 3rd BR at the expense of a smaller formal DR), combined with a great public school district (PS87) has allowed this unit to sell within 4 months without a price chop. I'm guessing it cleared right around or even slightly higher than the asking price.

NYC10023 has mentioned the current sweet spot for UWS pre-war sellers in the $2.5MM range. C7s in that vicinity are generating three-line histories because of scarce supply. The sample is small, but the formula is working: nice condition; reasonable price (with a bit of negotiability); quick sale.

The price appears to be a new high for the building, which doesn't normally happen on the second floor. A couple of caveats are in order: #10B had lost a room, and the other big units I saw needed work.

Not quite sold yet (don't want to jinx the sellers!), but entered contract within 3 weeks of listing. Well-priced UWS 7 with reasonable maintenance -- a rare species, hence the quick deal. I'm thinking bidding war...

oh! it's great! i didn't see it in person because we had resolved to abandon ship by then, but it definitely struck me and i've gone back to look at the pics many times, because that's the closest to a home where i'd want to live as any i've ever seen. congratulations! live long and prosper.

Very nice for I won't say whom, since we're being discreet. This has larger terrace -- maybe too big -- but no door to hallway, so a good comp. 591 shares versus 448, for no reason I can see except for more outdoor space.

This nails his in the "bargains of 2009" list. IIRC there were posts back then saying he'd be wanting to take the gas pipe by now.

It's about 10% over 2009-2010. Same proportion in my building (nowhere near 15W81's money) which I tend to take as being normal, for no reason at all.

I think West81st has actually seen most of them as they came up for sale, so might be able to peg the demographics. Sometimes you can get a sense for that stuff just from the furniture, books, age of renovation, etc.

West81 - I just looked at the recent sales/currently for sale at 15 Wesr - seems as if the recent sales were totally renovated, as are some of the new high priced listings. Somehow, in my head, I always think of "generational turnover" as involving estate sales, which doesn't seem to be the case here.

Really curious as to how these "classic 5's" (not the coveted 6's and 7's) are commanding such high prices. As this is your area of specialty, can you enlighten?

15W81 has commanded high prices/sqft for a long time, even for the non-view apts. It kinda eludes me, unless the specific location is everything for some people. I remember how shocked I was that an estate condition, north-facing 6 had an ask of 2.6ish 6+ years ago and sold for that. The principal rooms may be large and gracious, but the dogleg aspect doesn't appeal to me.

I think I saw one, or most of one, in the DoB permits or somewhere. There's a low-floor (2 or 3?) one, judging by ceiling fixtures etc.

NYC10023 - maybe just give in and move to the UES where the apartments were never broken up - great 8/9/10 rooms - as they were originally built. By the time you can buy the apartments to combine, and do the work, the price might be almost the same.

I haven't done the geometry. The sponsor may have chopped up units and combined pieces to optimize value. I'll go back to the original floor plans when I have time.

10D isn't 10C + 10D - it's 10D plus 10 "E". Look at the floorplans for the larger "E" lines on lower floors. 10 "E" is half of 4E.

I think the 10C+10D was a missed opportunity, given resale prices. 10C+D would have made a better "family" 4br with (horrors) a kitchen open to the DR & LR.

The share allocation for #8D seems abnormally high, so there might be more to this one than meets the eye. As far as I can tell, though, it's just a case of multiple buyers falling in love with the same apartment.

I'd have fallen for the four french windows in the LR, with their fun-to-futz-with crémone bolts. Wondering, though, how they heat and AC that room. No radiators that I can see, unless they're sort of buried in the floor under the windows.

Closest I can find to the 600WEA windows is this at http://streeteasy.com/nyc/sale/482245-coop-778-park-avenue-upper-east-side-new-york, where each french door is up one step with a radiator built into it. Can't see anything like that at 600WEA, though, and now it's too late to go inspect.

There are no visible radiators in or around the Fr. windows here either. Looks like the radiator is located in the "library" room.

600 WEA was originally arranged as two apts to a floor (10 & 11 rooms), so 8D's living room was probably part of a LR/DR/library enfilade, and heating less of a concern.

Just checked the share allocations.

At $-per-share, 8E was just shy of what 10E went for in mid-2008, pre-Lehman.

The sponsor valued the extra-room apartments (e.g. 7E and 9E) at about 25% more than those without (e.g. 8E.) At this building's maintenance, that's about $1600 per month more for that one grand room.

145 West 86th Street #9A: An interesting tactical retreat. The original 2008 listing ran smack into Lehman. So the sellers rented the apartment out for two years and sold in a more favorable environment.

These are heady times for pre-war sellers on the Upper West Side. 500 WEA seems to be moving toward the upper tier of pre-war condo pricing, nearly a decade after converting, despite a fairly high concentration of sponsor rentals - about a third of the building, I think.

Not particularly, w81st. The apt had a 48% increase since Feb 2003. The SE index was at 1275 in Feb 2003, it is at 1835 as of Apr 2011, so a 44% increase.

Welcome to the bubble. It seems to me that people who get all excited about 2005 prices seem to forget that 2005 prices represent a doubling of prices over the 6 prior years, including a 40%+ rise over the prior 2 years. There is a world of distance between "2005 prices" and "2004 prices" and "2003 prices"; each of those years is enough to blow through someone's 20% downpayment.

That's a 26% increase. Pre-war condos - especially big ones like the subject at 500 WEA - seem to be doing much better than that. Obviously, some caveats are necessary because the sample size is very small and condition can sway prices enormously. Still, it seems to me that at no point in the life of this bubble - even in 2007 - would that particular apartment have sold for much more than $3.5MM. In other words, I don't think it sold for a 2005 price. I think it sold very close a 2007 price.

Why not 2007+ 4yrs inflation? Flmaozzzzzzzzzzzzzzzzzzzz. The direction is down to $500psf and 2001 pricing. To think the mkt is turning by looking at some ninny overspend his ill gotten gains is to call a bottom in the yacht market by looking at my new $15k collection of halyards or a $25k carbon fibre wheel.

Just look at all the foreclosed boats in Florida. $2mm 2007 for $300k now. Now understand banks have completely delayed doing any work in nyc, 800 days or more bf the 1st missed payment. Given a bubble did exist, there were plenty of 'winners', buy like all bubbles that preceded it 'most ' regret not taking the cash and running. It only makes sense, cause if there were more winners than losers in a bubble then we as a society would want a bubble economy.

Finally, seeing all the fktards that still want and keep pumping a bubble..... Tells w67 this bubble ain't done deflating by a long shot. Watch after 10/11 w mortgage limits set back and bernie no longer accomodating the spenders. You've been warned. :) coop force filed back on!

W67: Who said the market was turning? My point was simply that the sellers of large, pre-war condos in prime UWS locations did well this spring, and that 500 WEA seems to have been a beneficiary. That's a data point. Nobody's calling it a secular trend.

Even at 500 WEA, the picture is mixed. While two of the top RE attorneys in the neighborhood plunked down close to $3MM for a cobbled-together sponsor unit in the rear of the 11th floor, a perfectly nice six on the fourth floor has been languishing because the sellers seem to have over-reached on price and missed the market.
