Discussion about 59 West 12th Street #9D
Down from 2000 a square foot to 1764 in just a month and a half. 06/26/2009 Listed in StreetEasy by Corcoran at $1,700,000. 07/13/2009 Price decreased by 6% to $1,600,000. 08/09/2009 Price decreased by 6% to $1,500,000

Pretty ambitious, considering that 9A (same size but less-good outlook) just went for less than $1M.

Here's 9D's history. Don't know when renovations happened.

2003 $800K
2001 $491K
1998 $393K
1990 $ 58K

It is ridiculous. I guess they are hoping that a rich foreigner will pay a premium to have a little place in the village.

FYI the 1990 $58K sale was not a market transaction, but was part of a package where the lender took control of a package of units with statutory tenants from the Sponsor. I'm almost positive the current owner did the renovations, but also note this is somewhat of a "wish" sale in that even if you buy it now, you can't take occupancy till July 2010 because it's rented. So I would think it's the owners fishing. 9A pretty much just closed for $975K.

but if you want to live in one of the Bing and Bing Prewar Condos in the Village, the majority have the baths suited to the bedrooms, so.........

Renovation is under current owner. Interesting that you could have rented for $4500/month. At $4500 with $1325 going to monthly charges, that leaves cash flow of $3175 per month, $38,100 per year. That gives you a ratio of 39!
