Wow! It's a beautiful web site and a beautiful apartment. I didn't see the price anywhere. And I stumbled onto the floor plan; you might want to make the link to the floor plan explicit.

I wish you could get the $950K it deserves for it but in this market if someone offers you $750K, take the money and run!
Very nice, informative site, but you neglected the first thing most people will look for - the price. Making people email you for the price will put off many potential buyers, and makes it seem like an "if you have to ask you can't afford it" kind of deal. If your price is right for the market, publicize it.

Oops, just saw your comment about the ad link, Gretsch. I'd still include it in the site, though. It's important to present as much information in one place as possible if you want the site to be truly useful.
The site and photos look great. That's a top-notch job and better than the vast majority of listings at even the top brokerages. I agree, price would be helpful, though I think any serious buyers would contact you anyway, so it may not matter all that much in terms of actually selling the place.
sledgehammer, I've seen you write similar things before - it's a bit aggressive to dispense that kind of advice without any clear thought behind the number you put out there, no? 7F just went for $875k in June (contract signed in arguably the most panicky period we've had yet), so while $950k is probably a reach, I think he can do better than $750k, especially if it's in as a good a condition as it appears (and I can discern next to nothing about what shape 7F was in). Unless this is a ploy on your part to snag the place on the cheap, of course.

Here is the thing, using free tool to build a website is not always best (a big FREE thing doesnt make it seem legit). Also using Flash to build a site can hinder the experience. I would stick to simple layout and use only HTML. Main reason for HTML would be Search Engine Optimization. So when someone Googles your building or neighbouthood, your site comes up.

Bjw, there are several valid points that convince me that $750K is a good price for it.
1/ Schools in this district sucks. That rules out interest from any family with kids.
2/ The inventory of apt available in Williamsburg. Lots of competition and lots of choice. While i agree that most of the apt currently offered at $750K are not as nice, they are not selling either and won't before developers drop the price dramatically.
3/ $750K is the price the seller paid in 2005. While anyone pay more than 2005 comp in a declining market?
4/ If i wanted to spend $900K on a nice apt on Broadway, i would have bought this one:

Almost twice the size + a garden and 1/2 the monthly maintenance.
5/ No ploy here, me i'd rather spend $900K on an a 2 or 3 family.

1. I don't know if you've been following the ridiculous discussions I've had on here re: schools in Williamsburg/Greenpoint, but I just disagree with that statement. They're not the best schools by any stretch of the imagination, but PS 17, 84, 132 are doing pretty well and seem to be improving. There are more and more families with young kids settling in the area (for better or worse - I'm not sure I can handle the "stroller mom" phenomenon taking root here), so I wouldn't rule out a family being interested in the Gretsch, especially since it's a bit quieter than a good chunk of the northside.
2. I do agree on inventory (even if the Gretsch has a pretty good rep). There's a lot out there, and this location isn't the most desirable quite yet.
3. I hear you on the comp, but I'm not 100% convinced that'll prevent someone from paying more than $750k. It's worth keeping an eye on it though.
4. I prefer Smith-Gray as well in some ways. That's a nice apt, but it's a ground-floor glorified 1BR. Very different place.
5. Any luck there? I wouldn't mind getting into something similar. I've seen 2 nice brownstones, both overpriced.

But i wouldn't have paid more than $800K for it. Congrats to the seller though, he sold it.
I like Greenpoint a lot especially by Franklin Avenue. Food shopping is also quiet cheap over there. It makes a substantial difference in your budget when you're feeding a whole family.
My friend lives at the Grestch and is really happy. I haven't been inside Smith Gray, but the Grestch is a doorman building, and has really nice finishes. Even the hallways are beautifully done. There are two other buildings under construction in this area on Broadway (around Bedford)so it looks like things are moving along on Broadway. Yes, it's a bit longer of a walk to the subways, and if that bothers you don't look in this area, but I guess a lot of people don't mind walking a little longer. Short walk to Diner :)
