Live in 1bed in NY tower (39th st) renovated with balcony view of east river/lic. currently pay 3200. renewal for 8/31 is 2950 1yr, 2885 2yr. what is current market rate for a renovated unit here? what should be my negotiating price? last year, i negotiated a slight decrease. also, any comparable buildings anyone recommends? was hoping to get rent to mid 2000s. thanks and any advice appreciated
jp123 - I think you have room to negotiate at least $100 so why not ask for $200? We don't have a balcony and are paying about the same as you with similar rent decrease for next year. I've seen 1 BR in the area for $2750 (it was converted into 2-ick!) and doesn't sound as nice as yours. You could ask for a free month.
By the way, do you know if there are any Jr 4's in your building? 1 BR with a dining alcove in the LR. I would like to find this for under $3k but not too successful. If I don't find it I'll stay in my current bldg - it's a great apt, just wish I had a separate nursery for my little one.
I take that back - do a search for how much other units have rented in the last 6 months. It looks like most are renting in the high 2's/low 3's. I would see if you could knock off $100 if not get a free month. Never hurts to ask.

find buildings similar to yours in murray hill, e.g., archstone
go to their rental offices and inquire about apts similar to yours
(floor, view, rennovation, etc.)
ask them if they offer free months or other concessions or otherwise
get them to their lowest price
then go to your building and say "buildings in the area offer X, can
you match it?"
(and you can be a bit sneaky with "X" by lowering it by, say, $100)
wasn't that the building with a meth lab in one of the apartments?
rental co won't add a termination clause in the 2yr lease. not sure who would sign that.
i plan to negotiate down to ~2600 and see what they say.
is anyone aware of other 1bd/balcony/river views in the area / upper east side possibly?
Prices vary the New Yorker Tower for one bedrooms from the mid 2400's to around 3200's, depending on what floor, balcony and finishes. Doubt very much you will get Pan Am to lower your rent more than 100 or 200 per month, but they may. Units in your building rent really really quickly.
