Building at 200 East 87th Street

Street Easy is a great site, but for some reason there are very few comments about buildings/neighborhoods on here. So I live in this building right now, and I have no complaints. It's right near the 86th street stop and only a few blocks from the bars/restaurants on 2nd ave. The rooms themselves are big, everything works, and the light is great with the huge windows. Good building, good landlord. Another really nice building of theirs is the Le Triomphe on E58th St and 2nd Ave

I just got my "offer" of renewal. They are willing to go $3,400 (what it is now) for a 2 year lease, or $3,250 for a one year lease.

The interesting thing is that there is another apartment listed on the same floor, with almost the same layout as mine on StreetEasy that they are asking only $2,800 for - and that's been on the market for over 2 months.

JP - guess that's telling you to start negotiating - referencing the unt you see on SE. And remember, if you stay in place, they lose no rental income (if it goes vacant they do) and they probably will get away without painting.

Unfortunately, I've dealt with their rental office, and they are a bunch of mindless robots pushing paper. I've called to try and explain this to them and they don't want to hear it. They just spit back that if I don't want to accept their offer, I need to resubmit another offer and they will either accept it or reject it.

You should email/fax what you think is a reasonable offer. They sent us a renewal and we asked for a further reduction, essentially the market rent. It was accepted, no haggles or discussion necessary. I was expecting a long drawn-out negotiation, so was shocked how easy the renewal was. They do need something in writing. Just find out what other units are available for and add/subtract $100 per floor.

Having lived in several buildings in the neighborhood, this seems to be under the radar. More space for the money and a very convenient location, I agree.

I countered, offering $2,700. They wanted me to re-up for $3,400. However, they are listing another 1br on my floor for $2,800, with a free month rent - and that's been on the market for over 2 months. They are also trying to rent a 2br 2 bath for $3,800 (also with a free month - which makes the net rent $3,500.

For whatever reason they are completely trying to screw tennants who have been there for four years by trying to get us to agree to well above market rents.

Ok, you say, just offer less. I did. I countered, offering $2,700. That was two weeks ago, and I haven't heard anything from them.

So, screw them. I'm moving. My lease runs out at the end of this month, and I'm not going to wait for three weeks for them to get their Sh*t together.

So again, good building, lots of space, nice people, but the people who work in the management office are frighteningly incompetent and unbearable to work with.

So just to give an idea of how much prices are falling and how certain management companies either refuse to accept it, or try to screw their tenants, they waited for nearly 3 weeks to get back to us after we faxed them a counter. I finally had to call them. They said they "countered" with an offer of $3,000 which they MAILED TO US! (instead of emailing or calling, or even faxing since that's how they forced us to communicate with them). I said, no and that we were moving out. So I signed another lease. Then they got back to us and said they accepted our offer.

Too late.

They asked $3,400 and would have accepted $2,700. So, there's a corner 1 br/flex 2 coming available on the 19th floor in this building for 11/1. If you want it, know that they'll accept $2,700

When I was there a couple of years ago the kitchens and bathrooms were both nicely done. Nothing extravagant but up to date for sure.

lived here for 2 years 02-03---all ok but for the collection agent that contacted me 4 years after i'd moved saying i owed a few thousand---thk God I had all the parameters of my moveout documented well as i was able to tell the agent to f off, and my credit was left unaffected

moral: get all deets in writng as to condition you leave apt in, rent paid in full etc when you leave this bldg

other than that it's a ncie bldg--prior to living there i couldn have imagined being on such a busy block, but the windows are good (and I was on a top floor, behind a set back) and it's quiet, and it was kind of cool to be a few hundred feet from 10 or more movies barnes and noble, 4/6 train etc--nice gym etc and if you play in a weeknight hoop group in the dalton gym very convenient--i jumped into a good lawyers' league from time to time--thi i aint no lawyer

The guys working in the lobby sre also pretty nice and the laundry room is easy and clean. Not a bad place for when you are starting out or even as the second place you live before stepping up. So easy to get to the subway and for groceries.

Live there (5+ years)... mostly so we are near our children's school.

The building is **far** from a luxury building. Even on the highest floors there are problems of having HUGE waterbugs wander under your front door. Even from day one, we had silverfish coming through every nook and cranny even when we have a maid clean every day. Exterminators are a necessity in this building.

Doormen are nice. There is a gym. The pool table is broken.

Moved out of there. And yes, Hampton Management / Olnick made a huge fiasco with what should have been a very simple move out.

We were looking for an alternate apartment and asked for additional time to look. Instead they started eviction proceedings unless we accepted a rather large increase in rent.

In the end, they held onto the majority of our 2 month security deposit. Suing Olnick is the ONLY way to get it back.

If you are considering an apartment here, please reconsider and you will save yourself many nightmares.
