Discussion about 25 Central Park West #2A
are these people serious about selling. it has been on the market for a year and they have come down less than 10 per cent. i guess smart they are not.
If you want that apartment, you know what it will cost you. Apparently, if they can't get their price, they're prepared to stay put. It IS a premier building with a stellar location.

is that what makes it worth 20% higher than mid 2006 pricing?

they are obviously not serious about selling, as they have priced their apartment much higher than market value.
Obviously they have renovated and spent at least $100K if not more. And, they're trying to get that back - and still have some sort of profit. The profit part is where they may be overshooting. That said, building is a great location - the apartments are really all that great - not huge rooms, but, it is a pre-war condo, which is REALLY rare, and, ever since 15 CPW set new pricepoints, sellers in this building have looked for enormous prices.
or rent the same apartment on a higher floor for $4,300.

Maybe they're trying for a spot on "Real Estate Intervention". That guy Mike would have a ball in NYC.
I checked 2A out about 1 month ago. I agree,they are trying to more than recoup their money after buying virtually at the peak in 2006.Not serious sellers in my opinion. The apartment also looks out over all the trash cans in the courtyard! And it stinks of dogs - with the realtor desperately making excuses and trying to ventilate it! I wonder what apt.5x (which is south facing and asking much less) sold for recently?
chilinap, 5X hasn't closed yet. (Or rather, not hit ACRIS yet.) It'll be interesting news for 2A.
The X line is almost mirror-image of the A. Above the 2nd floor, both A and X have a separate stall shower instead of 2A's half-bath. I'd rather have the shower, myself, but the extra .5 bath might be worth something to some buyers.

yup it sold for 985 k. that makes this apt worth less than 1mm which is where it should have sold. the broker tried but these sellers were not realistic.

bill - I didn't see 5x but a friend of mine did. She said it was unrenovated but in very liveable condition where one could renovate later. 2a was well renovated so probably should have been worth somewhat more than 5x, but nothing like the ask. 25 cpw does appear to be a very well run building, it appears spotless in the public areas, - and I like the policy of no cellphone conversations allowed in the lobby!

Hmm, 5X sold, apparently for cash, to the owners of the two-bedroom 4Y. They'd bought 4Y for $580K in 1998. They can't combine without also buying either 5Y or 4X.
