Discussion about
Anyone not listed yet who wants to make a private sale (save brokers fee)? I'm an honest & fair buyer, looking to get the most for my money but not looking to take advantage of you either (In other words, if you can be reasonable, so can I). I've already seen what's listed & I would like more to choose from. My price range is 2.5-3M Here's what I'm looking for (in order of importance):... [more]

Be careful of the door you've opened tough, I believe this is the craigslist formula that seemed like a good idea in the beginning. ;)

Thanks. I've been lurking here for awhile & have seen everything on the market that fits the bill but there's just not a lot of inventory. I've set up a separate E-mail account so if it gets unruly I can just shut it down (I already had one response seeking more info & so far so good!). Are you saying that Craigslist is a bad formula? I like Craigslist for other things but I thought SE would be a better vehicle for this search. Hey, maybe if I'm successful I can start my own site called "For Purchase by Buyer" lol.

Thank you but if it is already listed I've already ruled it out for one reason or another (and have probably seen it). I'm not exactly sure what I AM looking for but I'll know it when I find it & I'm not in a hurry.

I'm getting some interesting E-mails by the way, so for anyone who is curious- this may actually work!

Hey Dragonfly,

Would definitely appreciate an update post from you whether this exercise was worthwhile. My parameters are broadly similar to yours, price- and size-wise, but I want views/outdoor space and am willing to consider a modest project (e.g. having to update kitchen/baths), but not a gut, and am looking in Trib/WV. Hsven't seen anything yet in a year plus, but am hopeful it's out there, just not listed yet. Thanks.

lets keep bumpin this--and your parameters are very much like mine also--tho i am waiting--just signed one year lease for apt next to my current apt to effect discipline and have more space while i wait--2 months concession on add'l apt just for the asking!!!

Would be great if this worked. A good RE attorney is a must.... a broker is not.

Fayek - why not post the listing? What is the downside? Instead you just seem to be fishing for the buyers to email you so you can pitch them on other listings.

Fayek, I'm not interested in getting into another debate about brokers as there are plenty of other discussions on the same tired subject. But on a 3M property who wouldn't want to save 180K if they can arrange a private sale? If the buyer & seller can split that otherwise wasted money, it's win-win. All you need are good attorneys. I have experience with one private sale in the past & it went smooth as silk.

I absolutely agree with your money saving ideology....but if the listing is in your price range and the shoe fits.....and your getting exactly what your looking for...!?

so what if there is a broker involved....as long as you get what you want!

so interesting...the notion that some how the seller is paying the broker...that one cracks me up.
In a RE residental transaction the only person with a pen and check book out is the buyer. The buyer pays everyone!!! The buyer should make it clear to all persons concerned. Jump when I say jump or go hungry. The only person in this market that anyone should be concerned about is a qualified buyer. As all would think, folks in some professions ARE SLOW LEARNERS! Allow me to broad cast this to all RE professionals...Things have changed! To stay alive you must adapt...

Adapt already and, stop missleading your clients with pie in the sky numbers from a different market time. I love when brokers quote the high water mark from early 2007. My answer is, my mom once had nice tits but, as of today only my Dad and my mother's phycisian seem interested in squeezing them. I'm not even sure my Dad is that interested.

Falco: you make a good point about the buyer being the only one with a checkbook BUT if, as the seller, you knew 180K was going to someone else wouldn't you factor that into what you'd be willing to accept? I believe if it is a private sale, B & S can talk about that fact and factor it in to the agreement. As I mentioned, I have exp with one FSBO (I was the buyer) and this is what we did. I have no regrets.

First: Falco - on board with W67 and absolutely love the analogy

Regarding the topic of the thread: I think UESBandit had a thread along these lines some time ago trying to cajole brokers to motivate sellers or appeal to the sellers directly with what UESBandit was willing to pay. Not sure what kind of traction was achieved with that, but somehow see it as a good way to get markets to set prices now that bidding wars (by buyers) are now largely just a memory. Maybe its an idea that just needs to be launched at the right (ripe) time.

dragonfly, why reverse FSBO, when you can let the sellers do it for you. Enjoy the reading, gotta love the $1MM price differentials in 4 floors... ENJOY!

Hijack: Does StreetEasy list FSBO? It would be helpful if they did. We sold our coop privately and it was a great experience--we could make the listing price more competitive and ended up with multiple offers as a result. I would think in this market buyers would be looking for a way to knock 5-6% off ask without the money coming out of their pockets.

Exactly familyguy! The brokers have become this necessary evil, but are they (necessary) really?

You know what I don't get? The commission is a percentage of the purchase price regardless of whether that's 100K or 100M but it's exactly the same amount of work.

w67th, finally got to reading that thread. While it was interesting what does that have to do with private sales? None of those properties were even downtown & most of them were no longer available. Confused.

I agree SE should have a FSBO section, familyguy. How should we lobby for that? Would be fun to see how nuts the brokers would go!

streeteasy support told me once they were seriously looking into listing FSBOs. I'm sure the great money machine is fighting that tooth and nail.

I noticed recently that SE does allow landlords to post rental properties directly. I'm not sure if that's a new feature or not, given that I was in the buyers' market. Does anyone know if it's new? If so, next step might be FSBO on SE?

I just searched "for sale by owner" & I got a list of 126 properties but every one of them had a listing broker attached to it. Not quite sure why they came up as FSBO.

I plan to try again right after Labor Day. I got a couple of queries, but nothing that truly fit the bill.
