Hi I have been at the Dillon and thought that it was a fairly nice development in its category. I am a bit underwhelmed by the finishes though and the lack of common facilities for AC. Has anyone else with more expertise seen the units. What are your thoughts?
GP199. Same thoughts. There are much better deals.
Mark68, what would you consider to be a better product in the area ? I was even more underwhelmed by the quality of Griffin Court compared to asking prices (even post discounts).
Anything new with this building?
The Developer, SDS Procida, and Mario Procida, have been plagued with issues from their other properties. I Googled both on The New York Times and there's plenty to read, including lawsuits. Looks like they hire sub-par workers and try to get away with anything they can with the only goal of making money...not a good product.

Been looking in the area for a bit, and this building seems like a fair value for new construction, plus they apparently have deeded parking which would be a real plus for me. Just curious if anyone has any insights on this building, lives, or knows anyone that lives there and any thoughts that you care to share. Location is pretty good too right off of 9th Ave.

Gramercy gal was partially right. Procida did have some problems in the past however a bank stepped in and they hired one of my favorite designers Nina Freudenberger at Haus Interior http://hausinterior.com/ to redesign all the hallways, lobby, kids room and all the model apartments. We were then hired to complete the work and it really looks much nicer

The parking is great, if you happen to buy one of the townhouses its even better as you just pull right up to your door. If you like the neighborhood The Dillon is a place I would look at
I don't know what it looked like before, but it is really nice now. That said, I tend to prefer and find more interesting to look at wood tones rather than the white kitchens and baths but suppose you can dress it up with accessories.

Does anyone know about the increased tax assessments on this building? The dept of finance has doubled the market value of the units according to the tax history on nyc.gov/finance website. The tax at the end of the abatement is 2-3 x of what the developer is listing on the show sheet which is misleading.
This building has horrible board policies. You can't put anything on your front door including door bell. Also you are not allowed to use a cart without asking building staff. Only building staff are allowed to push the cart. The building also has a non-refundable move-in and move-out fee of $1000 in addition to refundable deposit. Plus the building has had issues with exterior material so no resident is allowed to use their balcony or outdoor space.
