Anyone know anything about/thoughts on 88 Greenwich? I took a look at it and have some concerns/questions... It doesn't seem very "central" in terms of it being near all the other developments in the Financial District, am I wrong? Also, the $ per sq ft seems really high for a bldg that is in middle of nowhere! Anyone know if the parking lot next to it will ever be turned into a new bldg? If so, it'd really destroy some of the south view of some units in 88 Greenwich...

i visited that place too (to play poker with buddies), and i think the units are definitely overpriced.

1) it's located at the SW side of financial district, surrounded by nothing but business buildings, so it's pretty dead at night

2) it's only close to 1/4/5/R/W trains, which are frequently not running on the weekends due to construction at Fulton St

3) the corridors look really old and outdated (built 1930, but without the typical "prewar charm" of UES co-ops)

4) they price the apartments kinda close to new construction

5) because financial district streets are frequently narrow and one-way one-lane, lower floors' windows have no privacy, and feels like u're looking through a chimney to see the sky

6) the layouts are a bit odd. my friend's bedroom within a 1BR layout is a trapezoid.

i guess for those workaholic bankers or lawyers who prefer to walk to work, this might be a good deal. otherwise, there are lots of comparables in manhattan that makes this offering mediocre at best.

The other thing I would be cautious of is it is right across the street from the old Deutsche Bank building they are tearing down. There are still some fears of recirculating asbestos or other harmful chemicals ,that have sat on this building as residue and dust since the trade center fell, into the air while they tear it down. So you are definitely playing a gamble with risks to your health by occupying one of these units until they completely tear the place down.

With all the issues we are seeing with first responders from 5 years ago, I am not certain i would be willing to risk inhaling some dust that gets circulated as they tear the structure down. You are literally right underneath it, just dont open your windows.

This building is dead center between Battery Park and the Financial District. While nothing is next door, you do have easy access to both. I personally don't like it...even though it's next door to the Pussycat Lounge if you want to see a few crack ho dancers. Also, the woman who owns the XXX video store next door was busted for running a brothel. In other words, you can't run next door for a gallon of milk at midnight, but you have multiple options of how to contract syphillus. It's always better to have both options readily available.
