So I saw a listing I really liked. Unfortunately, the listing broker is really unhelpful, obnoxious, lazy, etc. (I don't want to get into details since they are not the point). I wanted to see the listing a few weeks ago, but didn't want to deal with her &(^)it, so never bothered. A few days ago they chopped the price. Again. Is there a way that I can communicate to the seller than their agent is doing a bad job? I feel bad that the seller is getting such crappy service for a huge (potential) commission. On a related note, I may still be interested in the apartment (especially if they keep chopping), but have a strong preference not to deal with this broker. Would it be unethical to try to contact the seller and tell them that I would be much more interested in the apartment (and possibly in putting in an offer) if the broker was not involved? If it's a usual 6-month exclusive, it runs out in a couple months, so they can hire a more competent/pleasant broker or go FSBO. Is the broker obligated to pass on any message to the client that is requested to be pass on? I would imagine she would not want to pass on either of the above messages. Any other ideas? [less]

Dragonfly, have you been in SE for more than a day? These 3 posters are very, very different and have been here for a long time. And they are very valued.
Mimi: to answer your Q, I have not been here long & don't spend my life here, so I'll never be one of the in crowd (darn) & aren't even slightly offended by your accusation that I'm 'not from around here'.
Unfortunately I'm occasionally trying to engage in real discussions about current RE practices (I'm a buyer) and I can't get past the creepy brokers with their self-serving opinions and weirdos who sit around having private discussions that make no sense to the discussion. I wish SE could do something to keep this forum more relevant because this seems to be fun for a minor set of childish adults but not at all informative for information seekers.
Whether or not any particular poster is "valued" would be completely subjective.
I *have* realized that the only way to get any attention around here is to be as controversial as possible. If you can be a jackass like the rest, you might be able to get a few scraps of valuable information between the piles of garbage (if you can decipher the two).
dragonfly, sorry dfor your frustrations, but there is actually quite a lot of useful info on here if you can do a little sifting. I'm not a broker and have little patience for most of the industry. But that is not to say all brokers ought to be ignored. Some do offer helpful insights. On here, 30yrs has some wisdom to share, as does urbandigs (visit his website at www.urbandigs.com)and frontporch (a/k/a ali). If you actually read my posts on this thread alone, you'll see I strive to keep them constructive. Some people though veer into blather becausse it is anonymous and they like to type. When such people offer outright bad info, I and others attempt to correct it lest someone reading not realize just how bad the info is. But on subjects I know nothing about (commercial RE pricing, most financing instruments and securities beyond 101-level stuff) I butt out. If you read the board here for a while you will quickly learn who seems to have better info and opinions to share, and who is simply controversial and piping up from the sidelines with no real knowledge base. Despite your complaint, I think someone now reading this entire threead would be much better informed about the +s and s's of contacting a seller directly and some of the issues it may raise. That is 'relevant' to many people. Sorry you don't find it so.
kylewest, if you weren't addressing me, that's fine. And I don't believe you are 30yrs. But you criticized one poster, stevejhx for his legal opinions that come with no law degree and you seem to be forgiving of another person's (30yrs) legal points of view ("his information is quite sound and he actually knows what he's talking about." "but they [others excluding 30yrs] don't understand how deficient their knowledge is (e.g., the deeper legal and RE issues involved in the situations they are addressing)") when he has no law degree and merely historical litigation where he was an expert witness (on real estate industry practice, not on the law) and ongoing litigation(s) that he's bragging about out of court (not smart, good lawyers don't brag in public forums about ongoing litigation, and neither do their well-advised clients)... and an economic agenda to boot.
The best way to avoid problems is, first, don't do something wrong. I didn't see anything wrong in the original suggestions on the buyer's side. And so I disagree with you strongly on your suggestion that there could be "enormous exposure to liability."
The second best way to avoid problems is to avoid litigious or contentious people. 30yrs, who is NOT a lawyer (his bio is on his site with DG Neary) but still brags how "It usually costs people a lot of money to fuck with me down in 60 Centre, where I am King." and "You're exactly the type of guy I love to go up against."
Actual quotes. Dangerous attitude; dangerous guy. Most people don't relish litigation. 30yrs seems to relish litigation and confrontation.

If you were saying that he is obnoxious and/or pompous, then we have an area of mutual agreement.

Easy to take pot shots from behind the curtain. Step out into the light and maybe people will respect your opinions more. You're big on stating my alleged deficiencies without any bona fides of your own. As a result, people will always discount your blather. instead of the ad hominem attacks, perhaps you'd do better to put forth your own theories and support them. In the meanwhile, you remain just another anonymous spitball thrower. (and one who, when you look back at your posts, isn't even on target with you spitballs). You've got your nose so far up my ass I'm gagging on it. perhaps if you paid more attention to the actual subject and contributing useful info and less time attacking me on irrelevant issues, you'd garner more respect.
