Looking for a 3 bedroom in either a coop or a condo, preferably recently renovated. Does anyone have a sense of what I should be prepared to pay per square foot?
The ballpark figure is $1,000 per square foot.
In that neighborhood, assuming a prewar building I would say between $1,200 and $1,300 depending on how nicely finished the apartment is.
Coop has about a 25% discount - so perhaps coop is closer to 1k per square foot and condo is 1200 to 1300. Anyway - that's the point of this site - why don't you just do an advanced search!
OP here. I have done my research but am curious of the opinions of others if any.
I would avoid West End Avenue north of 72nd street as the neighborhood gets a little dicey late at night.

What's dicey abt WEA > 72nd? I used to live in the 80's @ WEA, the area was absolutely fine.
You think 72nd and West End is dicey? LOL. Hope you don't go to queens or brooklyn then.
do you maybe mean below 72nd on west end avenue? There are some housing projects in the 60's. But well above the 70"s and west end is definately not dicey. It is prime uws real estate.
WEA north of 72nd is dicey? WEA north of 72nd is full of families and little old ladies with canes.
Parts of UWS used to be dicy many years ago.. out of curiosity, does anyone know which specific parts?
West Side Story was set in the area where Lincoln Center now stands.
I say $1,300 a square foot for a 3 bedroom in that area for a full service building, even coop. Definitely not a bad area at all. Near Riverside park, close to great grocery shopping (Zabars, Fairway).

#6, when was the last time you were actually on WEA north of 72nd after dark? I live in the West 80's b/w WEA and Riverside and you couldn't be more off base. Maybe in 1975, but not in 2007. And #12, West Side Story took place in what is now Clinton, not Lincoln Center.
