Does anyone know whether an alcove studio apt can be advertised as a junior 1 Bedroom or converted 1 Bedroom IF IN FACT, there is a small separate bedroom in that apartment, provided, that description of the apt lists its square footage as 525? Would greatly appreciate answers
525 could be either a small real one-bedroom, an alcove studio, or a big straight studio. There's no correlation.
As far as advertising goes, you'll see all kinds of little dining areas between the kitchen and the window wall called a bedroom or potential bedroom. You really need to look at the plan to see whether it's feasible for a given apartment.
IMO a junior one must have a sleeping alcove that can be enclosed. The alcove should have a window, HVAC unit and closet. While there is some uniformity in advertised junior ones by major developers and landlords, it seems brokers have no such standards. You will occasionally see a straight studio with a single window advertised as a junior one, apparently, because you can install a room divider.
If you're asking about what a broker can say in their advertisements, you're spending wasted energy. In a brokers ad, there's no difference between the three. If you are wondering if you can play the same game, the answer is yes.
One thing to remember is there is a standard clause in the Blumberg form contract talking about how the buyer has not relied on "Real Estate Broker's set-ups" etc.
