greetings everyone. my wife and i will be moving to the 14street side. i was happy to see the scaffolding come down yesterday and the apartments look like they have been painted. so it looks like we are heading down the home stretch.

question for those that have already moved in: what banks have people used to secure the mortgage? we are almost set with bank of america but wanted to see if there were any options that people would recommend.

thanks

Regarding parking: there's a lot at 525 E. 11th St btw A & B in the Fillmore condo. Mot sure what the monthly rates are, but they've been affordable for hourly. Purchasers at the Flowerbox on E 7th got free parking there for some period of time, I forget how long.

Glass Shower Door Guys are with a company called Clear View
Joel Weiss
806-781-4877
845-629-6279

They are doing the shower door glass work for the sponsor and if you need a "Glazer" glass partition for the bathtubs they did mine and it was a good price and professional installation

Shanny - those the correct #s for the shower door guy? The first leads to nothing and the 2nd a voice mail with no message. Anyone else have a good shower door company?

I used ABC Shower in Brooklyn - very happy with installation and final product - half the price of New York Kitchen and Bath

http://www.abcshowerdoors.com/showerdoors.htm

I am also very pleased with California Closet installation.

Regarding questionable items and workmanship in the building,
if something is unacceptable, then don't accept it. Tell your
sales agent or attorney that what you have received is "not as advertised,"
this includes verbal, written, and photographic sales and marketing communication tools.
If you were not notified of a specification change, then your
expectations were not managed, were they?
Some people will file things under, "live & learn," while others
will investigate their rights, and not give in to sales & developer
"explanations."

As for those who "hope" things will go well for them with their unit, and the timely completion of amenities, and punch lists, I think the Cantor/Pecorella's sales office communication, and the developer's project management to date, speaks for itself. Not all these matters can be attributed to "new construction in NYC." People have lost their 10% deposits and their 12 month appreciation on investment to the developers due to delays, and now new financing restrictions. Others moved into
conditions inside, and outside their units that would be illegal for a tenant who is renting under NYC Tenant Laws. There are no laws for condo owners as of yet, but many class action suits in the city, at many high end, high profile buildings. Let's ask the companies associated with the A Building to meet us at the bargaining table and deliver a building that lives up to it's name. Anyone who accepts things and just pays to receive what they already overpaid for, does not have the option of complaining later when it's too late to make a change. "A developer oversight" no intercoms, doorbells, bathtub door, W/D space to fit W/D, etc?"

Some people did not HOPE that their government would get better over
the past 200 years in this country, many demanded with protests and action
that it change. It's the East Village. Know your rights, and stand up for them please.

Sorry for the wrong number my files are in "disorder" with the moving and business travel

This is what I pulled from my credit card statement and they put a 1/2 inch thick glass door up for me
with tax it was 702.81 (and they also did some work on my back splash mirror / gap in the kitchen that
BACC refused to fix!)

Among many services I have resourced in the never ending money pit that this apartment has become, I wanted to pass along closet info. If you're interested in tricking out your closets for more storage capacity, I got consultations from 3 companies, and one guy gave me a great deal. He talks way too much, but means well, and he's doing the bedroom closet, the closet in the kitchen, and a shelf over the washer dryer for 1495 (taxes and installation included). His name is Larry, he's with Closets by Design - 646 596 0588.

kellbro, what are some of the other prices you got?

btw, this stuff is really helpful and may be best to post on the private facebook for A Building residents. for someone like me that has not moved in yet, i find this very useful and assume this would be greatly appreciated by others in our building.

this is the person to email in order to add you to the facebook private group: Surfzuma@Yahoo.com

Wow...what a difference a week makes! I am overwhelmed by the response from the builder to my punchlist items. The apartment looks amazing! There are some smaller items to still complete, but I must say, Mike...Chris..Eric, etc from BACC have done an incredible job getting the place looking more like I originally anticipated. I am thoroughly impressed...and excited! Hope everyone else feels the same.

Ditto Adellanyc - it's nice to see things come together! I think after the long wait, most over reacted to the "first impression". All is well that ends well, no?

Furniture for the roof will be here on April 1st! :)

Hi all. I hope everyone is progressing well and feeling more optimistic about their apartments. I was thinking of adding a countertop/island-type cabinet in kitchen w bar-stools, etc...as well as enclosing the "lovely" PTAC units in a custom wood cabinet. Has anyone spoken to or worked with a custom cabinet person for either of these projects? DEF need to enclose those PTAC units. Any help is appreciated. Thanks.

Oh...btw..Kellbro..Eric's cell number is 646-671-8980

We have delt with a very good local carpenter named Tyler Merson at Codfish Park Design (codfishpark.com) he is right in the area and has a great studio at 428 East 10th off ave C. His number is 212-253-0806. We plan on having the HVAC covered and also building out a home office.

Hello, I am interested to rent in this building, as I have friends that bought and just moved in. Does anyone know of any units that are available for rent? I would be interested in either the duplex, alcove studio, or 1 bedroom and my availability is anytime after 4/30. Please contact me at the number/email below.

Hey all. Unbelivable. I received an estimate from a couple of window treatment places located in Manhattan. Assumed that if they were doing multiple units in the building they would "hook us up". Well, suffice to say, I reached out to a Brooklyn contact (LOVE BK btw ;) ). I JUST received the quote for the SAME EXACT shades (Solar Shades by Phifer...Shearweave..)...and it is LITERALLY half the price. No joke. Hate to say "half the price" for fear that some may think I'm simply rounding off...etc. But seriously, a $3600 quote was literally cut in half!! And the gentleman has put shades up for my entire family throughout the years. Again, just thought it was easier to go with someone in Manhattan who was doing numerous units in our building. But...no...you def get charged DOUBLE just because they have a MANHATTAN address! Unbelievable. Anyway...his name is Eddie. His number is 718-253-5454. Feel free to tell him Andrew referred you. And no...no commission for me! lol. Dentistry has kept me quite busy. I have NOT entered the window treatment biz. lol. Just sayin. Wouldn't want anyone to think I had any other reason to refer other than trying to save us some MONNNAY!

Hey all...I've done a lot of shopping around too (posted the closet guy earlier). We've also been happy with the shower door. We got it with a door that opens (rather than a splashguard) and ABC did it. They were super professional, insured, and will beat any other price you get. Email Steve: abcfax@gmail.com. I also did solar shades (just solar in living room, solar and blackout in bedroom) for about 2500 total so sounds like the BK option is better!

I heard there was some kind of impending law suit going on right now. I was thinking of buying a place, but need a better sense of what's going on here... Anyone have any idea?

Thank you!
