building at 120 West 58th Street

Just got out of viewing this building. Aparments looks nice on the inside but the building itself feels run down. They are using Marble in the bathroom which I think is a poor choice of stone since it is suseptable to water stains. Laundry in the basement, and a part-time doorman. I get the feeling that the HOA is in financial trouble considering high common charges for such little amenities. Theres a large assessment fee if you are buying, around 10k. Rental building converted into a Condo. I think I got roundtripped when I asked what percent was in Condo and what percent was still in Rental.

a lipstick and makeup renovation in some of the apartments. No real upgrades.

they recently repaired the roof and walls of the building after years of neglect. Which is why they are asking for an assessment.

It went condo in 1988.

An outfit named Extell (eek!) Park South LLC had been buying units from the sponsor and from individual owners, in connection with development rights for their property at 115 W 57th. As of 2007 Extell Park South owned 12 units and 31.15 PCI. They haven't sold any since. They also amended the by-laws so that any owner of more than 20% would always have a seat on the board. (Only fair.)

Note that in a condo the whole thing could be rented. But that's what you want, right?

Neighbor with ground floor access throws parties late into the night with karaoke and strobe lights. It sounds fun until you’re trying to sleep and the party is still going.
