Can I actually quote that person...? Oops I did it again... Juz found out heat and AC are not included in the rent of a studio in a 100% owned co-op building. How could I forget this expense. WTF?!! I figured electric, of course! But heat and a/c? Is this de riguer? How do they figure out how much I use so I'm not paying to heat the penthouse? How much does this cost monthly for a studio in NYC? Also. A move in fee of 500? And please one more question.... What if I want to move in stuff beyond "move in day", how do these buildings do it? Charge me everytime I get a delivery? Is it happy hour? Oh man I need to chill.

Sounds like it's a postwar unit with its own heat and A/C through-wall units.

when i moved from a steam heat bldg to what you are describing -- my coned bill jumpred from $30/MO FOR A 1BR TO 120 - 500/MO FOR a classic 6.

Your unit should have its own meter, and you should have your own account with Con Ed so you will know exactly how much you are using. And yes, if electric heat (rather than steam) you will pay for heat as part of your electric bill. AC too. By the way, electric heat SUCKS. It's a deal-breaker for me.

The cheapest heat-and-AC is in some post-war buildings where the under-window unit is supplied with water that's either heated or chilled in the cellar. The occupant's expense is only to run the fan in the unit. There're two-pipe systems where the whole building switches between heat/AC all at once, and a few four-pipe systems where you can choose between heat and AC all year.

Should've said, cheapest as far as your own ConEd bill goes. The cost to heat/chill/pump the water is of course built into the maintenance/CCs.

ndnd - not sure how you could have forgotten the other costs with that "sweet" deal you've reported - ask the broker you aren't paying or the unit owner.

I'm in a postwar building with in-wall PTACs with supplimental steam heat. I haven't had to turn on the electric heat in the winter yet.

Well NYC might like me as much as I like NYC afterall...
The heat and A/C IS included !! ... because I am an excellent negotiator. No, that's a lie.
Because the agent made a "mistake".
I made the assumption as a co-op owner outside the city that it would be included and only asked after I had my heart set on the place and my sig almost on the check. And I don't have to pay the move in fee cuz I have nothing to move in. LOL
but everything to buy. And yes, it is a post war with it's own unit and I pay the electric to run the fan if I turn it on.
But best of all, I can take up the awful white carpet. I love NY....
