Any good brokers with extensive knowledge of Williamsburg?

We are looking to check the Williamsburg area to purchase a 2bed/2bathrooms possibly in a development with low # of units sold - We have a high amount of downpayment and want to take advantage of that. So looking to negotiate a good deal. Any advice?

There is a broker who deals with wmburg on the thread called ns piers puking. His names is MAD. (just ...kidding).

Go to some open houses, you'll get plenty of offers from brokers.

tobytoby, have to ask - why are you looking specifically where there's a low number of units sold? That's a lot riskier in most cases. You're probably more likely to negotiate a good deal in a building where there are fewer units left, as the sponsor is likely looking to get out and (probably) already in the black. If you really like one building and line in particular though, I can understand why you'd want to get in earlier; I'm just not sure they'd be as open to negotiate so much just yet.

Thank you everyone for the good input. I will check into Yuval and Fumiyo.

bjw2103 - I am looking into a development with a low number of units sold as I believe I have a better negotiation upper hand in such development. I am assuming these types of developments are hungry for buyers with money as most buyers would have problems obtaining financing to buy there.

Fayek - Aside from 2 bed 2 bath, we would like a new building. High floor/bright space/and decent view. Also safety/subway proximity is high on our agenda.

tobytoby, fair enough, but you're going to have to be very patient with that kind of building. It may take a very long time to get a C of O, especially in the current environment, which is part of the reason why I don't see the rush. If the market continues to depreciate, you may get a better deal if you wait it out a bit. I know the 2/2 market in this area fairly well - let me know if you need any more input.

tobytoby, I'm not sure how you panned out with your broker/condo hunt. If you’re still looking, I would recommend Daniel Fried from The Developers Group. I’ve been looking to buy in WB for a few weeks and encountered him in one of the open houses. Daniel is knowledgeable, intelligent, empathetic, super responsive and really listens. He can get you the info, work hard and move things along but he is not overly pushy or aggressive. Most of all, I like him as a person because he seems to have integrity and I feel comfortable with him.

He is currently helping me negotiate a deal and I’m hoping it works out. I know I'm gushing but I have absolutely no agenda here except to share my experience -- that's how impressed I have been with him. Well, I hope your search is going well and wish you much luck!

tobytoby - if you're ok looing east of the BQE, check out 1 powers street. a bunch of 2br/2baths in there and parking/gym to boot.

seriously, i don't know why anyone really needs a buyer's broker to find new devs right now..

I had a great experience with Gary Wilson of Corcoran. He really listened to what we were looking for and didn't show me anything that wasn't appropriate. He gave me his honest opinion of the various apartments (good and bad) and never pressured us. Good luck.
