Discussion about The Douglass at 2110 Frederick Douglass Boulevard in South Harlem
If you have been old school to Harlem you will know that FDB is 8th ave. The renaming was done in tribute to Fredrick Douglass as we all know now.
Isn't the FDB/8th Avenue thing just like Ave of the Americas/6th Avenue? Have you ever heard a New Yorker really talk say "Avenue of the Americas"?
Good luck with the move in, only problem with the Douglas is no outdoor space.
there's a large, public terrace on the 2nd floor. they put nice furniture in recently - it looks great.
No, I think it will turn out to be more like Laguardia Place. Sure, it's really the exact same street as West Broadway, and is just the stretch that runs north of Houston. But that's how you know you're in the Village and not in SoHo. Hardly anybody younger than my grandfather walks around the Village looking for that dive bar on West Broadway- it's Laguardia. (And certainly nobody tries to go to Glenn Curtis Airport!)
At a certain point some of these tributes just stick, especially when they are to important figures and are clearly distint from the other stretch of the street. Frederick Douglass has a shiny new circle with his statue that sets his stretch apart from 8th Ave/CPW, so I think you might as well just give him his due.
I can confirm that they have a nice outdoor space and a gym. The common area is very nice also. I have visited this building but they would not budge on the price so that was that for me and my family. No way was I getting into a deal without the developer giving me a deal.
I also took a look at the building. Problem was in the 2br line they were left with the A line which not only did i feel they did not finish by leaving out an island in the kitchen and letting you make that change, the living room felt small and it looked out onto the back of some empty townhouses. I remember looking in a half opened window across the way and also if you looked down you could see a tremendous amount of garbage piled up between the buildings.
What i do not understand is why they did not get their TCO sooner. I looked at this building and Livmor at the same time and both seemed to be about at the same point, yet Livmor got their TCO and has people living there already.
I did wind up in contract at the Livmor as I wound up in a 3br and when i compared the 3br at the douglass to it, I liked the layout better as the Douglass 3br was coming to a point instead of a more square off look that i like better.
I will say i liked the idea of being able to buy a spot at the Douglass over having to pay for a spot at the Livmor where their monthly costs they just set are high compared to the lot on 118th street.
I do think it is great that between The douglass, livmor and parc standard, that 3 buildings within a few blocks of each other all have been selling well.
I menat private outdoor space, noone uses shared outdoor facilities. Livmor is nice, and seemed to be built better than the douglass. Did not like the Bamboo floors. What sold the douglass is owned parking spots. The delay in the TCO is a bit troubling, maybe poor construction.
I had no issue with the bamboo floor actually. It was nice and considering my wife is a stickler for no shoes in the home, no concern over them.
What i did find funny was that the broker from The Douglass that showed us around made such a big deal of the bamboo floors like she was afraid she was showing us the inferior product and had to get us to like hers better. This was prior to seeing ourselves, so it was like she was trying to get us not to go knowing we had not been there.
As i said though i did not dislike the building, i just felt that the space in the 3br at the Livmor was much better then what i would have gotten at The Douglass.
And yes the idea of being able to drive my car into a spot in a lot was appealing, however space was my overiding concern.
I would call it 8th Ave, because a street named after a famous black person gives off the impresssion of being in a bad neighborhood.
Did anyone move in yet. The building looks ready and the other buildings in the area are moving some units. What is going on in The Douglass? They got the TCO now what?
That is a good question, don't see a response. Wonder why the TCO took so long.
Wow with all the entombed cars all over the city its really nice to own your own indoor spot. Took them awhile to clear 114th street however.
Any thoughts on the Douglass in 2014. Resales coming online, seem to be doing well. People enjoyed living here?
