anyone know what the leasing policy for this building is, how restrictive it is?

It's a co-op. One ad says "Pied a Terre, Parents Buying for Children and Gifts Allowed." I think if loose subletting was allowed too it'd say so. Best ask one of the brokers selling there.

As the Broker Specialist for this building where I have lived for 40 years I can tell you that the building is a coop and so it follows the generally-accepted coop rules which permit subletting, after one has lived here for a time, for a year with an option to renew for a second year to the same party.
