matt, how were you able to read the floorplan? i think people should boycott this development just because of the crappy floorplans. those lines through the rooms are just silly.

A ground floor duplex surrounded by a moat-like structure in the middle of ungentrified Harlem (but for the McDonald's in the neighboring 111 Central Park North, of course). I can't imagine it going for much more than $800k, if that.
A standard closet door is 36 inches wide. You can clearly see that the width of the living room (with its own kitchen appliances!) is just shy of six door-lengths wide.

I'm going to pay more than a million dollars to live in a first-floor apartment in HARLEM.
I have no problem with living in Harlem. But the reality is, we're talking $500 per square foot max on just about any property.

It's also about 1,500 sf, not the stated 1,800+. The new developments are notorious for overstating the size. I really feel sorry for the people who bought this place, they're going to lose so much money.

Ran into a person at the OH who had agreed to pay the original asking of 1.6 million and the developer blew him off and raised the price to 2 million. Never sold and is now looking at 1 million tops.

I am househunting at SOHA. It's nice! I like the neighborhood. And the monthly charges are so low - don't forget that. There are two apartments there, the 2br mentioned at the top of this discussion, and a 3br, which are asking for much more than the other apartments for sale there.They do have more sq footage, but the mystery is, what kind of buyer would have that kind of money to spend on a little bit of extra space, yet would still want to live in a sort of a modest building and neighborhood? Not me. Lastly, most of the other, lower priced apartments at SOHA have actually readable floor plans

There is no mystery. The answer to your question is, no one. Those apartments have been on the market at those ridiculous prices for almost two years. I would consider SOHA when they hit $500 per square foot. Not a penny more.
