Discussion of Condo Buildings in Lenox Hill, Yorkville and Carnegie Hill-Upper East Side

I was anxiously awaiting the listings of open houses this weekend for the Upper East Side, but I don't see anything new. I'm expecting that new listings will slow down around Thanksgiving. I've seen apartments in several condo buildings including the Oxford, Richmond, Dunhill, Trafalgar and I feel like I'm missing some great building. If anyone lives in or knows about other condo buildings in these neighborhoods, I would be very interested in hearing about these buildings so I can check their listings.

Just wanted to add that the building must be very pet friendly since we have three dogs and we really want a washer/dryer in the apartment.

not opining on these, just listing.

Cielo, Gotham, Park Avenue Court, Bridge Tower Place.

regarding gotham, the prices are ridiculous. huge room for downside. the others i've never considered before. cielo units are selling at a loss.

I agree, inventory release has been lack luster. I've not seen anything of great interest in my category for some time. What's that tired old expression...'keep your powder dry'.

We saw 7 new buildings on the Upper East . My favorites Lucida , Cielo and Georgica . There are units we loved at Georgica and Lucida but prices are ridiculous high .Cielo , we loved the location but is sold out from the sponsor and not a lot of resales there, so limited in choices .Cielo units are not selling at a loss, we saw one at the 9th floor 1400 sq f over 2 million .

They did not take our offer.I guess it comes down to the condition of each apartment(renovations etc) Some people got hurt a lot from the economy and they are desperate to sell. Some do not . We saw around 10 units , everything that we like it has a ridiculous price .

AboutReady and LolaK, we did consider the Cielo, But I was concerned that York Avenue might be too quiet when we walk home late from work. I recently saw a 2 bedroom condo at 65 East 96th Street which is a prewar condo building. It was pricy but nice. Very nice living room, separate dining room, big kitchen, smallish bedrooms. I thought with our dogs, we might be better off with the thicker walls in a prewar condo. I've been trying to find other Upper East Side prewar condo buildings, but not having too much success. Falcongold, I'm glad that you agree that inventory has been lackluster. I kept thinking that I was missing something.

lobster, york is a bit quiet, but your only real concern should be whether you can find places to eat. i only sort of joke that the neighborhood could be enlivened by some crime. the doormen seem fantastic, also, at the cielo.

there are a few small pre-war condo buildings. i saw a number of such units up there in 2003. but it's really just luck finding them. i'll keep an eye open. what are your requirements (other than pets and w/d) and price range? are schools an issue? are you wedded to the idea of the UES, because you might benefit from broadening your search to the mid-town east area, if that works for you.

Aboutready, you're right about York. I've eaten a few times in the small Japenese resaturants in the low 80's, but dining options are quite limited. The Cielo does seem nice and I will check the building listings. Thanks for offering to keep an eye out for any UES prewar condos. Schools are not an issue for me and my husband. We're still settling on the price range (which we've been discussing for six months now), but I wouldn't look at a 2 bedroom listed for more than 1.5 MM. We've lived on the Upper East Side for 17 years (all rentals) so we felt that we were better off sticking with the area that we knew best. Thanks again for your assistance.

the food is getting much better on the numbered avenues, and that's not too far. the value is definitely much better in yorkville, if you can tolerate the sleepiness.

i'm helping another person here look for apartments that are similar to yours. but there will be many that don't overlap in terms of requirements. since i'm looking anyway, happy to shoot you those when i see them.

This is why I can't buy right now. You are not an informed buyer if you are interested in a building and don't know what recent sale prices are. And, when you are informed-- by pricing facts--that apts are indeed selling at a loss, you dismiss it as well, some people are desperate because of the economy. No. Those are now comps in the building. And they are selling at a loss because prices have gone down after a history making bubble. I am going to have to wait till all the uninformed buyers are flushed out of the market. I will be looking for the lolak post that tells the sorry tale about how they bought an expensive apartment and now they realize they are underwater.

@apt23 : with those blogs sometimes you get great info , sometimes neutral and sometimes you get idiots like you . Basically you do not think is wright that some people are desperate to sell because they lost their job , saw their assets cut in half with the market etc etc and some others are riding he wave now with their portfolio up 30 40 50 % for the year !! Stockwave is right , stay in your couch ! Pathetic
