Brownstones vs high rises on UWS

Does anyone have an idea on whether a condo in a brownstone, similar size, location and condition should trade at a discount, same or a premium to a doorman or non doorman pre-war UWS hi-rise condo? Does anyone have any pricing estimates per square foot for something in the UWS Bway to CPW, 70's to 80's, with nice southern exposure (not great view) in perfect condition? Do renters have a huge preference for UWS hi rise or brownstone? what would be the approx rent per sq ft? thks UWS buyer
On the buy side, your limiting it to condos makes it simpler. SE shows only 270 such for sale on the UWS, including rowhouses and regular buildings and stuff like 15CPW that isn't pre-war. If you do a search with price or size or ZIP limits, you'll get fewer than 200. Those you dump to a spreadsheet, delete those that're out-of-bounds, and then see what the ranges are.
Condos in a brownstone are very rare. Co-ops in a brownstone are much more common. Is that what you really mean? There are way too many variables in your question, assuming you mean a co-op in a brownstone (outdoor space, # of flights, detail, layout, etc.)
Personally I would never, ever buy into a small co-op building like a brownstone. The fewer the shareholders the more responsibility you'll have if big problems arise, like tenant defaults or major structural repairs. Resale not great in small co-ops either.
