What kind of annal compounding do you need to make a BUY versus rent work?

w67,

You're a finance guy; I'm not. Would you be so kind as to render a hypothetical of your ideal apt purchase:
price, maintnce, dp, mtg int, etc.

My query on the other thread was whether the NYT's buy-rent widget was flawed.
If you gimme a good answer, then we can discuss annal compounding, ring-a-ding-ding.

10023, the annality was intentional :) my friend likened his looksie into some w'burg developer's bad timing as an 'anal pounding', a funny image in my head of some burly developer bent over on his Viking range etc etc etc.

Dwell, love to help you out but ever hear the saying - statistics don't lie, people do. You can model this for the next 6 months, but in the end it is an emotional decision left to you and your accountant. For me, financially, it makes NO sense to buy. My wife and I've worked too hard and know how easily it can all be taken away to 'gamble' on NYC re.

Just to get back to your financial modeling example, what if like I believe rentals drop an additional 20 to 30% in the 3 bdrm mkt over the next 2 yrs. I don't care what purchase price, monthly carry increase, terminal value, tax bennies you put in, it WILL favor rentals for an additional 10 yrs.

And finally, the heathens showed much disdain for the god of cash flow and suckled at the alter of the bubble god, it is time the god of cf take it's rightful place in this universe. Where the cash flow god ( rentals) goes so too does the bubble god (buy). Just let the cash flow god show you dwell, the one true way.
