In this market, I'd do 2 years, with 2 year option at 10% above my 2nd yr. This way i don't have to move and can eat my popcorn in peace as the shitstorm passes. OH, this doesn't preclude me from bailing after the 2nd year if rentals go down further or just renego w/ current LL.

Seriously, if the blind can see the shitstorm coming maybe it's a lot BIGGER than we thought... apologies to the blind or legally blond on SE.

You're missing the point, w67th. You find an underwater landlord, pay them an upfront sum, and sign a 30-year lease for peanuts per month. You think the folks in legislature have thought to ferret out that loophole. I'm not very hopeful...
