Sale at 79 Worth Street #5RXPH

I did not see 39leonard but I did go to 79 worth.
The tribeca lofts(78 leonard 80 leonard and 79 worth) are in rough shape.
They are offered as is (former rental units) very beat up or renovated at a price difference that make you realize they don't want to renovate it for you. Their renovation as witnessed by their model apt leaves a lot to be desired. The floors were still very creaky.
With good vision, you could turn 5rxph into a nice space. Forget about the roof though. It is like having a backyard, not like a roof deck. You are surrounded on all sides by goliaths, in particular, the Verizon building which make you feel like your living at the bottom of the grand canyon.
So a backyard with roof repair headaches.
They are closing in the 750 p sq ft range as is, so do the math, another 300 per sq ft rennovation will give you a really nice apt in at 1050 per ft.
No bargain for what it truly is.
