help on manhattan real estate condo pricing....

Good evening guys. I am looking to purchase a 2BR condo (1100 sq ft)in the turtle bay area off third avenue and I am wondering if any of you could help me with the pricing. My comfort zone is $1000 per sq ft which seems to be the base for an average apartment. I am wondering how much premium would somebody give to a high floor, great views, good light etc? And then how much premium to very good... [more]

Unless it's a brand new build, it strikes me that existing turtle bay co-ops should not be starting at a base of $1000 psf, but less. For $1000 psf in Turtle Bay, you should be able to find many of the amenities you seek in an exisiting build, particularly the further east you go.

It really depends on what building in Turtle Bay. Remember that neighborhood is not so 'in' any longer and everything in real estate is based on location, location!
Also you can't purchase a home based on what you think the price per foot should be. It is what it is. You need to factor in all of the things you mentioned, know that you like the apartment, the building, the neighborhood and WHATEVER YOU ARE COMFORTABLE with is what you should pay.
My feeling on that neighborhood is that you should NOT pay more than $1000 per foot. You can live in better places for the same. Again, it really depends on the building..

$1000 psf to live in turtle bay??? unless its brand spanking new, I'd say you;re high.

I cant believe some of you guys think $1000/ sq ft is outrageous for turtle bay. Not all builings in turtle bay are on the first avenue next to the FDR. There are buildings off third avenue that have had lower unrenovated condo units go north of $1000/ sq ft.

SOme of these builings are the club at turtle bay at 236 east 47th street and dagz at 240 east 47th street...

look at this listing,..this is priced at almost 1.5 million ($1500 a sq ft).

I beleive you would be hard pressed to find condos bigger than 1000 sq ft which are renovated and on high floors with great views for less than $1000 a sq ft...even in turtle bay...

If anyone has seen a listing where a 1000 plus sq ft CONDO apartment is going for under $1000 / sq ft in turtle bay (no more east than between second and third avenue) then please show me....

Yeah - only 48 days on the market, and the price has already been reduced $100,000.

Almost every other sale in that building on streeteasy has been below $1,000 psf.

And there's NO WAY this reno is worth an additional $500 psf. I admit, I'm a Manhattan real estate supporter (strictly as an owner - I'm not a broker or involved otherwise), but honestly, a turtle bay one bedroom with a teenie balcony for $1,500,000?

SO STUPID!!!!!!!!!!!!!!!!!!!!!!!!!!!

what are the boundaries for Turtle Bay as a neighborhood? This is a serious question. I thought East of Turtle Bay is Sutton Place area and Beekman based on this map:
