Mice are often addressed by an exterminator coming every so often. I wouldn't say the problem in Manhattan coops and condos is common, but to the extent it occurs it isn't typically a big deal because its usually nipped in the bud and never gets out of hand. Rats is a completely different problem. Rats "learn" to avoid baits and poisons, spread disease and jeopardize health, they can bite, and are a very, very, very serious problem. Getting rid of rats is extremely difficult. Personally, I would not move into a building that had/has a rat problem.

The rental I was in for a year had some mice and the building just put up a notice to sign up for the exterminator. It was a luxury prewar building in a AAA prime location. It was unsettling at first but then not a big deal. They didn't get into kitchen cabinets or anything--the two I saw just scuttled from the radiator to a hole in the closet wall and were gone. After 2 treatments they disappeared. Key was getting everyone on the floor to treat for them.

I was in love with a place on the upper west side, second floor of a townhome...beautiful, and ideal location. I had all sorts of fantasies about living there, what I would do to the place, how it would feel. I watched the pricing carefully, followed the activity, I became a stalker. I would eat only in restos in the neighborhood, and one night, after far too many cocktails, I walked "home" just to see what it would be like...up the beautiful stone stairs and through the gorgeous glass in the door could read hanging in the vestibule "RESIDENTS, DUE TO THE CONSTRUCTION AT (SUCH AND SUCH), RATS HAVE BEEN SEEN RUNNING TO OUR BUILDING PLEASE TAKE CARE WITH YOUR GARBAGE". love affair over.

I was actually kidding ..about the spamevictionlawyer62 who keeps posting about memos about mice. That said, I saw a megarat in the outside stairwell area down to the ground floor of the walkup I am renting on east 7th. Yuck. Are mice more common in walk-up type buildings?
