FSBO-er: any success stories

Seems that in a soft market it males sense to avoid brokers fee. Any experienced FSBOers out there willing to share your experience?recommended strategy?

We sold fsbo owner this year. Bought the place in Summer 08, When everything crashed we decided to get out quick and we did a little work to the place, (paint throughout, new vanities in bathroom, new counters in kitchen etc) spent around $5k.

We did get an appraisal from a broker, but just couldnt budget the 6% additional loss. We decided to price reasonably. We had some open houses, had offers in this time, and finally accepted an offer that was 1% under what we had paid. I dont think a broker would have got a dollar more, in fact some local brokers said they were amazed we got the offers we did.

We are very happy we got out when we did, very happy to be renting now.

I found that people were really responsive to the fsbo, they liked that we were listed at a resonable price, that there were no brokers involved, it was really friendly sale, we did our research and I dont think a broker could have done anything to help us.

Sold an apt FSBO in Cobble Hill in the Spring. We priced it to the market and it moved pretty quickly. NYT, Craigslist, Zillow, Word of mouth. In the end, word of mouth moved the place for us. We didn't get peak price for the place, but got nearly the same as we would have gotten had we sold the place at peak with a broker.

yes i wouldhit - the halcyon days of 407 pas....good posting times. i dunno, unless you have the energy and determination to market your place and show it using every tool avail vis a vis josefsz best to not go down that road.
