How to look up sales in ACRIS?

How do you look up condo sales in ACRIS? I cant seem to find the list of recorded sales. Please provide instruction. Thanks!

Hi, have you taken a look at Property Shark? You would probably be better off buying a subscription to PS, that's what I do.

I don't know if ACRIS has the data in the form you're asking about, and I haven't taken the time to figure out much about ACRIS except the things I need on a regular basis.

I would also add that if someone approaches you with in-depth ACRIS knowledge, you should offer to pay that person a consultant's fee. This is a paid level of training you're talking about, just as with any computer service (e.g. Pro Tools in the music world).

streeteasy has the ACRIS info, as does pshark.

Give an example of what you are trying to do and I'll be happy to explain it to you...

Find the block & lot # first in the main menu - enter in address, get the 5-digit block & 4-digit lot #s. Then use those for your search.

This works for condos & co-ops, but all the units in a co-op will have (generally) the same block & lot #, while each condo unit has their own lot #.

If you are looking for developer sales, then find the original sale for any condo/co-op, and then look for the name of the entity (eg. 15 CPW LLC or something like that), and use that to pull up all deed transfers for that entity. That should give you most, if not all, of the recorded developer sales.

Fluter: Pshark was great when it was cheaper & also when the free sub. gave you all the ownership data for all the units in a building. ACRIS ain't rocket science. There is enough knowledge on SE to provided scalnen with what he/she wants (unless he/she wants to write scripts to pull data from ACRIS).

I had seen people on SE post something that looks like a list of sales, but I guess they used a script to populate that. I have Property Shark but I was just trying to get a look at the source and maybe catch the sales data a few days earlier. I guess I will still to Property Shark and SE for now. Thanks.

What do you do when ACRIS reports unit not found when you enter in condo apt numbers, like 5A? I know the apts exist.

Is Property Shark easier to pull up info on condo buildings with one search?

Modern - you need to do it for a bunch of units to find one valid lot & block #. Tedious, I know. Then you can use the developer info to find the rest of the #s.

Pshark (if you pay) is much easier. I'm just a cheapskate when it comes to paying for stuff - I used to pay for Pshark 5 years ago, but they've raised their prices.

Yeah to all that, but the comp reports on Property Shark are just plain awesome.

I hate that PS is sooooo expensive, though. Plus I'm ticked at them because there solicitations for renewing my subscription are misleading.

ACRIS may not be rocket science, but reading the results requires that you know something.

I find Street Easy Insider is still a lot more limited than Prop Shark if you have a quirky property to research.
