NEW YORK (CNNMoney.com) -- Existing home sales surged in October to the highest level in more than 2-1/2 years, according to a real estate industry report issued Monday. Actually, zitz, I own as well, and have owned two other condos & 1 other co-op. As long as the price is right, buying is a fine thing to do.

As far as my rental is concerned, I LOVE IT! Great building, great staff, great flat, great nabe, all for 1/3 of the cost to buy an equivalent unit.

That's why it makes no sense to buy right now.

And as long as PITI exists, when interest rates go up prices MUST go down. Ditto property taxes and prices. Prices are 100% correlated to incomes; prices to buy are determined by leverage; leverage is determined by principal + interest + taxes + insurance. Raise any one of them, and the price has to go down to remain aligned with incomes.

stevejhx, as formulaic as your view on real estate can be sometimes, that it includes facts and logic may be too much for petrfitz to handle. Glad your new digs are working out.

but my point was more yale

hfs, i read about made up credentials scams all the time. ceo didn't have the degrees after all, etc. you know, danny pang and stuff. i'd insist on seeing the diploma before assuming ivy credentials. especially in this case

As I've always said, bjw, if you love something and can afford it & don't mind losing money, go ahead and buy. The formulas I use are equations based on empirical evidence: they're not mine per se, just the way the market works.

If I could buy the place I'm living in now & have it cost as much or less as what I'm paying in rent, I would. Unfortunately, it would cost me 3x as much, which I can't afford.

I LOVE my new apartment, dwell. Moving from 900 sf to 1200 sf is like night and day. Adding 2 balconies (that I don't use), views, and a $1,000 per month reduction in rent is even better.

No idea when reality will set into sellers' minds, but just in case I signed a 2-year lease.

What do you mean? She knows about Skinner, isn't that enough of a sign of Yale intellect? I mean, you mention psychology, she says "Skinner". Probe a bit more, "need for affirmation". Probe more, she says "Skinner". Really dig in and she says "need for affirmation". A bit further, she'll send the Wiki link for Skinner. Ask about contents on the Wiki page, she'll threaten to make your head spin with her knowledge of psychology. Tell her you are Beetlejuice and don't mind a spinning head, and then she says she's bored (but still mysteriously having fun) and you are annoying (but you still amuse her).

One problem: looking at the 7 days figure, we started with 9,110 units, added 330 new listings, took away 240 contracts signed, and ended up with 8,988 inventory. So, I'm not so sure you can look at a market where you have more units coming on the market being sold by about 30%, but have that percentage being made up for by listings being "pulled" by people giving up and declare "VICTORY!!!!!". The 30 day numbers are even worse with 1,690 units being added and only 1,085 contracts.

hfs: i don't know anything about psych and i guess you have some more complicated history with her about the toilet thing. for me its simpler - i don't think the yale admissinos office makes mistakes like this. i know that not everyone has to be einstein to get into yale but they do have to be pretty smart and the bottom line is that she isn;t. if you have evert looked past the toilet and rent issues and focused on her economics babble you'll know what i mean. totally dazed and confused. aboutready is the least intelligent frequent poster on SE. sure there are other people whose market views seem way off and who are too stuck on their views to change. but they aren't dumb, just wrong. she's just not very smart. i never saw the yale claim. did she say she has a degree? i could believe that she took a course or something once. i mean you pay, you take the course. but degree - call bullshit on that

Do you think that maybe, just maybe we could keep these things to the topic at hand and not constantly allow them to degenerate into personal attacks on people? What is that about? Seriously, this could be such an interesting place for information and news about whats going on, but every one of these posts seems to turn into a slap fight on the playground.

hfs: i've been away a few days but couldnt let this thread go. I jsut noticed your reference above to our friend's 230 pound frame. i guess i was blinded by my amazement at the yale claim so i missed it beofre. is this for real? it must be quite a sight at the facny private school parent things. those people don't do obese
