What kind of asshole really thinks he's getting close to 2k per square foot at that ugly building in this environment - led alone 3,500 per square foot. What a jerk! Good luck, buddy.
Why is he a jerk? Sellers can ask what they want, and buyers can bid what they want.
I've looked at apartments here, this is a nice building and I like the look of it. To each his own.
It is overpriced though.
I also like the building. Overpriced, and $1MM over the 2007 sale price.
I really like the exterior of the building, interiors were well done - kitchen a bit boring, but I dig the bathrooms. The location is so-so, and you are paying a huge premium for the starchitect thing. Now that the market deflating, the starchitect label is rapidly losing any $ premium. My speculation is that prices at this sort of building (well built, but just B+ locaiton) will rapidly approach those of its peers.
