Anybody have any insight as to what the going cap rate is these days on small (4-12 unit) multi-families? I'm interested to hear insight about the effect of rent stabilization on cap rates as well - do cap rates go down on when there are below-market stablized units because of the potential upside? I'm primarily interested in 1st and 2nd tier Brooklyn markets, as well as 2nd tier Manhattan.
