Best FSBO site to list Manhattan Home?

I've narrowed down to Forsalebyowner.com or nbpny.com (No brokers please NY).. Former because it seems to be largest and most popular on a national level, and latter on a local level. Are there advantages to either? Does it matter WHICH MLS listing it's on or are they both MLS-comprehensive (ie a broker in Ohio representing his client can see my MLS listing on NY list) or are the listings group/geographic based? Danka!
I think the most important thing is to be listed on Street Easy. Whoever can do that the cheapest is where I'd put my money. (I wish I weren't giving SE free advertising but true is true.)
The MLS in New York City is kinda ignored, I think. The closest thing we have is Street Easy and OLR.com, which is used mostly by brokers. OLR can draw but you need to offer at least 3% to the cooperating broker to get a good response, and I don't know how FSBOs get on OLR. Some certainly do, though.
I dragged my feet about getting my exclusive listing "featured" on Street Easy and that was a mistake. After I paid up for "featured" my SE views went from 0-8 a day to 30-50 a day, and I got probably double the calls/emails.
If you can get your FSBO on SE, you really want to do that.
I have much less luck with the New York Times, but maybe it's just me.
Good luck with the sale! If you price it right you might do fine. Just watch out for unqualified buyers making offers....have them present a pre-approval letter from a bank.

Pure FSBO in Manhattan is difficult as it is estimated approx. 95% of all sales involve two brokers, though it is not impossible. I have developed a hybrid model that integrates full broker exposure with cost saving features. In a nutshell you get just about everything a "full commission" broker would offer, however you manage all the showings.
You are listed in StreetEasy, OLR(with open house announcements on each site) ,guidance on pricing your property, email support, board package assistance,support with handling offers and making/presenting counter offers,one online NY Times ad,two eblasts that will reach 8000 brokers (very effective to get your listing directly in the hands of brokers),a listing on our website, 25 Color flyer's and digital photos.
You offer the listing for cobroke at 2.5%(every broker will show) and our fee for the above services is $1000 for 6 months.
This will greatly reduce your transactions costs. This is not for everybody, but I believe this is a very effective way for a seller who wants to go the FSBO route, to have the best chance at selling their home in a timely manner.
This is just one of the new programs we will roll out in 2010.

keith mls sites range around $300-$700 for their mls site, not sure if they do olr though. what firm do you represent, and when can the above be done? thanks.
We are a start up, almost 2 year track record, will be expanding in 2010 now that the model has proven successful. I have worked in RE in NYC for close to 20 years (boy times fly's when you're having....:)

I've had a great experience with www.hauseit.com when I sold my home without an agent in manhattan. They only charge $399 for a quasi FSBO approach ... they list your home on OLR, the Manhattan MLS and all major real estate websites like zillow, trulia, realtor.com, homes.com, streeteasy etc. for 3 months plus give you multiple free managed open houses. Hands down best value and customer service I've seen in nyc for fsbo.

Yes it does matter which MLS you're in. For NYC generally you'll want to be on the REBNY RLS. For eastern Queens and Long Island you'll want the Long Island MLS. For the Hudson Valley (i.e. Westchester) you'll want the Hudson Gateway MLS (HGMLS).
Go with a local, reputable company like https://www.hauseit.com/fsbo-nyc/ which I believe covers all three.
It's sad how much misinformation there is out there. Most of these flat fee shops can't even explain to you what MLS they'll put you in.
