20 West St too cheap?

Discussion about 20 West Street #11L
There seem to be several listings in this building (the old Downtown Athletic Club) which have strangely low $/sqft. The average price paid in this building is $1007/sqft, and there are several current listings at or above that price, but there are also several which are in the $700-800/sqft range, and some of them don't list any bedrooms but home offices. Anyone seen these? I like the idea of 1,832 sqft for $1.345M

5 previous sales listings: $851 per ft² (avg)
14 active rentals listings: $67 per ft² (avg)
9 previous rentals listings: $62 per ft² (avg)
178 recorded sales: $1,007 per ft² (avg)
Crappy location
I understand that 'home office' is a euphamism for 'bedroom' because for a space to be called a bedroom it must have a window. If you like 'em, go for it.
or a bedroom that has a window, but might loose it, because it's a lot-line window and there could be future development which would occlude the room's only window.
On the floor plan the upper level has a window, the lower level doesn't. I think the lower level is below ground.
hmm. more likely is that there's a building next door, and the only windows are on front or rear.
I agree with #6. There is only one window on the upper floor, none on the lower. The fact that the same location that has a window on one floor doesn't on the other is not a good sign. It looks like your 1,832 will have little if any natural light.
agreed - the light/window issue is a deal killer...
Cheap finishes, originally a rental building then they decided to sell as condos. Some very strange configurations. Great health club and lounge though. It's fine for single people.
All of the downtown "luxury buildings" are dumps that are jazzed up with fancy names. The luxury finishes are smoke and mirrors, as they all should be called "World Trade Center View" apartments, and the biggest "amenity" is 20 years of construction noise and dust.

I wouldn't say that all of them are dumps....but many do look good on the outside and like crap on the inside.
Yes, some look good inside but not so nice outside. But you are paying less per sf in FiDi and the area is developing.
Yeah, developing from a war zone to a construction zone. You would have to be a total moron or an out of towner to buy downtown.
I'm noticing lots of listing for this building. Looks like there might be a competition between the sellers. I agree on location though. Feels isolated and it's next to a highway.
