Wondering when you think housing prices will return to 2005 levels (assuming 2007 as peak) in these three neighborhoods: Carroll Gardens, Brooklyn; Hoboken, NJ; and Harlem.

I think Harlem is already at 05 prices.

Why did you not include ",Manhattan or New York after Harlem?

Because it's obvious. I included Brooklyn with Carroll Gardens because it's not as obvious. I included NJ with Hoboken just because it's in a state other than New York. Nothing to read into it.

Hoboken and Harlem seem to be there already. In CG, it becomes more difficult. It's a very small neighborhood with low stock. If you exclude the delusional sellers who are pricing at 2008 levels or above, there's almost nothing available.
