thanks stevejhx this info is great...i am finding apts. much less than the $2500 I'm currently paying. Just saw a small one bedroom for $1450 (very small, walk-up, no laundry). Also, saw a nice size one bedroom for $1750, elevator and laundry...Bottom Line...they're out there.

They have one posted on their website, I think another one is available. They give you a free month, let it be amortised, and then let you sign a two-year lease at that price. I got a fantastic place for $3,600. I LOVE IT HERE!
Yup, Julia, there's plenty out there. If you're willing to head to Inwood & W. Heights, you can get a 2-bedroom or more for that price.

Has anyone rented an apt from Equity Residential recently? Do they offer a free month (I don't see any move-in incentives on the website)? I'm looking for a 1-bd on UWS. Everything seems to be negotiable these days. Are they reasonable when the renewal time comes? Archstone seems to have a lot of vacancies at the moment, not sure what to make of it? Tenants not happy with the management or pricing.

zuzz - Archstone has lots of vacancies b/c their rents are astronomical - 50% more than the competition. They'd be better off lowering them & getting their occupancy rates up.
Also, since the split between Rockrose & TFCornerstone, looks like TFCornerstone properties have come down in price, and are now pretty competitive.
Steven, old ladies don't come in lots. I think they might come in gaggles, but I'm not quite certain.
But I know they go to plots.

Julia, I am SO glad to hear that you are out and looking at options out there rather than fretting. Unlike for some of us a-holes, it seems that a nicer / cheaper place will make a big difference to your life, and I for one am rooting for you to find a kick-ass place. Remember that everything is negotiable these days, and make sure to lock up your pricing for more than one year. E.g., get a 3-year lease with 3% increases with an option for just you to break the lease with a 60-day notice any time after the first year. You don't want to be in a situation a year from now where you are thinking no rent increase, and the landlord is thinking 15%.

$2400 gets you a one bedroom fairly new construction at Trump on the west side.
Its just crazy what you can get in rentals now.

I don't know which specifically, but a friend lives in Lincoln Towers and saw the listings. Its probably one of the ones right there.

HAHAHAHAHAHA! You're a one note singer, LICC: flat. No amount of "tax deductions" will get you to the $2,000 a month level a), and b) add in the other side of the equation (like not losing your principal) and see what you come up with.
I think there was a list of no fee management co's (landlords) posted on these boards (twice I think), can someone repost? I can't seem to find it...thanks!
