This one, at just over 900 square feet (the 949 is slightly off), is asking $1.36M. . .more than just about all the two bedrooms in PWV have asked. Maybe the broker and/or seller know there is an ignorant sucker out there. Extremely ignorant to pay even $500K less for this apartment.
It's owned by the sponsor, or rather by an outfit that bought the unsold units in 2000. Back then the CCs were $320.
It's 902 ft² per the docs, but that's measuring from the inside face of the walls. Today the standard for condos is to the outside face, so they feel justified in splitting the difference and calling it 949.
Agree that they can't get anything like $1.36M, but no harm in trying.
I guess there is no harm in trying, but why waste everyone's time? It's such an astronomical stretch that anyone who knows anything about NY real estate would only make an offer at least $400K less. But they are searching for a sucker.
i LOVE that they say it is near TJ MAXX, not sure why but that just cracked me up... u understand mentioning whole foods, but TJ, never knew that was such as draw.. oh well
It menas that after over-paying by that much, the buyer will be need to do all their clothes shopping at TJ Maxx.
As a counterpoint, I have the same layout (unrenovated) at 382 CPW listed at $775,000
