8b and 12n....Why have these reasonable apts been on the market so long?

12N's only been on for three months, and 8N for eight. They seem to be pretty standard 2/2 postwars, but 8N does have an awkward layout.

Does anyone think that it might be due to the subway/ventilation structure that is slated to be 9 stories? Will it be next door abutting the lot line obscuring the lot line windows, or set back from the building?
