Discussion about Keap Street Lofts at 471 Keap Street in Williamsburg
it's really nice finishes, great location. very high maintenance and taxes compared to other buildings in the area...
bad finished. most of the windows face a brick wall. lets of space though so thats good. i guess you could tear out the bad finishes and start over. great location if you want to feel like you are living in a giant dorm.
I went here several weeks ago and was very unimpressed with the quality of the construction and the finishes. The kitchen were designed in poor taste with some pretty repulsive looking corrugated metal cabinets:

Bathroom finishes were equally poor in quality. Perhaps most telling are the large, visible gaps between the baseboards and the floor, as seen here:

To me this is totally unacceptable and indicative of a rush, corner-cutting construction job. Absolutely no excuse for gaps that like. These were everywhere, not just in the above photo. The same gaps were evident in the bathrooms as well.
They had a DJ spinning music near the model unit upstairs, so I made sure to go down to an apartment one floor below, close the door, and test the noise insulation. let's just say I'd be pretty pissed raising a family next door to some 20-something hipsters who stay up until 2 blasting music all night.
The only thing good about this development is the location, which is only a block away from the Lorimer L and G trains. Even given its low cost psf (starting at $450/sf), it is no steal in my opinion. After all, you are buying into a new construction, and you should expect a certain standard of quality, if not in the finishes, but in the basic structural elements of the building itself. Why invest such great sums of money in what is inherently a poorly executed development, into what will require significant renovations even to make it habitable in the first place? While there was clearly a lot of action at the open house, it seemed like many of these people were first time buyer just itching to get in on the market at an enticing price point. Those of us who were actually scrutinizing the construction quality and finishes were quick see past this and actually look at the true cost of owning such a place. How much money do you have to spend to rip out the craptastic kitchen and bathroom? To replacing the thin hardwood flooring? And who knows what else?
That's the thing with a place like this - sure there might not be any major problems in the future, but then again, there could be huge problems. Who wants to take that kind of risk when there is already considerable risk in buying in this market in the first place?
nice going troy. maybe we should all be bringing cameras to these open houses and exposing the things most overlook.
i agree about the finishing - seemed rushed to me. convenience of location is what will sell this place and from what i can tell, the units are actually moving. i'm a fan of this area (i've lived on bedford before and now live in the southside of williamsburg), i think this location has some potential.
is anyone buying here?
bump!
Looks like the building finally got a C of O. http://a810-bisweb.nyc.gov/bisweb/COsByLocationServlet?requestid=1&allbin=3332272
Yeah, too bad it isn't going to get is Tax Abatement. Urgh.
Yeah this building is a total FAIL.
