Do I have to sign a 6 month exclusive?

I'm about to put my condo (new construction) on the market and my potential broker (with Douglas Elliman) is asking me to sign an exclusive that will bind me with him for 6 months? Is there any way to avoid this? I need to sell my place rather quickly AND don't want to locked in for that long.
amongst the big guys (elliman and corcoran) they are all in collusion. they dont negotiate fees and they stick to their exclusives . . . you may be able to push for a 3 month (i have in the past) but they will give you a big run-around about it . . . good luck
Thank you! And they won't bring you buyers with a signed exclusive ? I'm thinking of "trying out" a few to see who they bring to the table before signing with one.
6 Months to sell an apt for what so he can put his feet on top of his desk, sip lemonade take a few puffs from his cigar and let other brokers sell his listing for him while he waits for the phone to ring.Whats happens if he falls a sleep at the wheel during those six months?

I just signed a 6 month exclusive with Elliman for my co-op - I have no qualms whatsoever. In 1 weeks time, they have had pictures taken of the apt., got it up on the web, held an open house at which over 15 interested parties came through, scheduled second viewings for this week and based on comments rec'd at the open house gave me some advise on a few small things I need to do in the apt. Elliman does a good job and they open it up to all other brokers anyway so what is the downside? They are one of the best in the city - and No I am not a broker!

I'm new here to this market, so can someone explain to me exactly what an "exclusive" is? Does that mean the deal can't be co-brokered?
Or does it mean that the broker gets credit for the unit being sold during that time frame,even if he/she has nothing to do with bringing in the customer (i.e. buyer could be the seller's brother)?
I believe the latter - but it depends on the contract.
OP--where's your new construction condo and is it a 1BR? If its downtown and a 1 BR then I'm interested.
Hi, I'm the Director of Sales at Metro Spire, and would NEVER ask for a 6 month exclusive. If someone can't sell an apartment in less than 3-4 months (depending on many variables), they shouldn't be in Real Estate. I would try to negotiate for a 3 month exclusive. If the broker can't move it in 3 mos, you should take it to greener pastures.
If you feel more comfortable with a 3 month, say that that is what you are willing to sign.
comment #3--that would defeat the whole purpose and you would essentially be marketing it "fsbo" prior to giving it to a broker, thus eradicating or at least greatly diminishing the initial impact that your listing should have when new to market under the correct broker.#9--At least in NYC an exclusive simply means that the sellers broker handles everything to do with the deal and gets their commission. It is widely circulated in the brokerage community, and the commission is split with the broker who brings the buyer. Almost always the selling broker gets paid during this time frame regardless of who buys it. Sometimes there may be provisions made wherein there may be certain exclusions to the contract. (For example a list of 2 or 3 people may buy in which case the seller would be exempt from paying the broker. But this is rare (understandably). If the seller really was going to sell to their brother they would probably wait out the exclusive period.
The longer the month exclusive the better. The broker would work more attentively.

The broker is obligated to explain the difference between exclusive right to sell and exclusive agency. With an exclusive agency listing, you still retain the right to sell it yourself without paying them a commission. They only get paid if they bring you the buyer. With exclusive right to sell, they will collect a commission from you, no matter who sells the apt, even if you sell it to your mom.
