Besides all that -- the biggest issue is the blittle 4 story uilding right next door. It's for sale, and that's a piece of property ripe for development.

If anyone doesn't believe they would build a skinny tower on the park -- just look at One Madison! And if they do, this unit will have no view at all . . . other than the light well. I don't know how anyone could buy at these prices with that kind of risk hanging over them.

Bottom line with this unit is you pay for a lot of square footage (almost 1200) that isn't usable . . . and have the taxes and condo charges that go along with them.
