how low can you bid in a new development?

Discussion about
We are looking at a new dev with a unit for about 800K in Central Harlem (south of 125th). We want a deal closer to 735-45K in order to seriously consider. Is there any point in bidding around this amount in a new building, or should we wait and see what prices the others go for first? Other similar properties in the area are asking a little bit less (20-30K) and have been on the market for over 6 months.

What do you have to lose? Offer $725, ask for the developers to pay the closing costs, outline your cash situation and mortgage pre-approval, the worst that can happen is that they say no. It doesn't seem unreasonable at all, you are within 10% of their ask.

someone had told us that new dev were much less flexible that existing properties... thanks for the advice!
