let me get this straight, how does "bad financial situation" in 2-3 years jive with a "resilient" mkt? So ppl buying now, making a good financial move" As long as they don't care where NYC RE will be in 2-3 year or forever?
Noah I appreciate what you are doing, but a broker is a broker... itz a great time for "clients" to buy but NOT FOR ME... cause "I don't want to put myself into a dire financial situation in 3 years".
So the ONLY PEOPLE who should buy are independently wealthy and never gonna move in this market....

because its a commission based industry and brokers only make money on deals signed. its in no brokers or brokerage firms interest to have a market with low sales volume

I agree. I just wish brokers would stop lying to me about the facts of the market, or better yet telling me where it will go in the future, or worse still, guarantee me in two years it will go from $700k to $900k*
*One specific Hamptons broker guaranteeing me that one house would rise $200k in two years.

Rhino, the job title is "broker" not "advisor". The former acts as an intermediary to buy & sell crud. The latter gives advice. The former's job is to always say "you should be buying because that meets your objectives" and "you should be selling because that meets your objectives" simultaneously.

I do believe Noah does say "you should be buying because that meets your objectives" and "you should be selling because that meets your objectives" simultaneously, as a broker is wont to do. The difference is that he doesn't additionally give you advice on your objectives.
The way I see it, other broker are offering MORE since they give the advice on top of the brokering. In effect, Noah is short-changing you by only brokering ;). Of course, it's best to remember the adage "you get what you pay for".
I guess what I'm saying is brokers are going to say what it takes to get a deal done, especially if that's how they're paid. I'm pretty sure it happens from the sale side as well; see your favorite RE show with the brokers badgering their clients, right or wrong, into lowering the asking price. Alternatively, if I'm selling looking to upgrade, I'm pretty sure my broker will "advise" me on how my lifestyle really needs an upgrade. The advice extends to well beyond financial, because sometimes that's what it takes. (BTW, you should see Glengarry Glen Ross if you want to see some GOOD brokering, not that fluff your Hamptons broker has been serving you.)
The reason brokers have a buy-bias is because, like stocks, RE has a buy-bias in terms of risk premium and therefore being profitable (recent times excepted). As a stock broker, what would happen if you told your clients to be short for extended periods (decades)? They'd leave you after a while, and the ones who don't wouldn't have much money left. In RE, it's even worse because you can't even short. A short-bias broker wouldn't even have business because their bias would be in a direction that does not allow transactions. "Hey everybody, you shouldn't touch this market with a 10-foot pole!"
Why would a person with that viewpoint go into that career?

i've no clue when the market will bounce back up... all i know is i manhattan remains the premier location for my line of work, post blow-up et all, hence the town i want to be in for 10 years. i purchased a size down so that i'd have extra $$ in the bank to travel with the bf around the world, to realize that we do want to stay in ny for a while (into retirement?); you can appreciate it best when you head out of the country for a couple weeks. automatic brief dropper when you mention your neighborhood.
not being a fortune teller, what i'm more interested in is what RE firm w67's daddy runs where he had to exit his own son.

I'm still struggling to understand this. Are you saying that say, you're in France chatting with some guy, and you mention you live in x neighborhood, and they, right there, right then, drop their briefs,.....and then what? sex? (what sex act exactly?) what neighborhoods in particular have you found induce this effect? are you careful to wield this weapon , so to speak, only in places where brief dropping is acceptable ? (what places, countries, cities, types of venues does this work out best?

Also, does the brief-dropping effect imply some kind of floor on real estate values in Manhattan due to strong enthusiasm and buying interest from foreigners? If so, is that because brief-droppers are deep-pocket, international real estate investors (I hate to be judgmental but that seems...unlikely)? What cross-section of the population engages in brief-dropping when they enthuse about NYC? Or, are you saying that enthusiasm among brief-droppers is somehow indicative of enthusiasm among foreign investors who are not brief-droppers?

there's an art to it. you don't blatantly walk up to someone and say i live in that limestone building; that's just crass and gauche.
they always have to initiate w/ question and you follow up. otherwise brief droppage may be stalled at mid-thigh should you come off too showing. new england leafy as opposed to glitzy gehry (frank) is the way to go.

67..I don't think the Larry Craig incident related to nyc real estate, at least that i can think of off the top of my head, but foreigners doing brief-dropping at the mere incantation "i live in manhattan", now that is another matter, another factor to be tossed into the mix...but i take it, that new data is not enough to convert you into being bullish
