given the recent action in that segment of the UWS...my guess is 2.1mm.

I agree with walterh7. Current PSF pricing on raw, prime UWS prewar has an "8" handle, so just north of $2MM makes sense.

What doesn't make much sense to me is the recent price increase. One possible explanation is that they want to limit the buyer pool to $2.5MM+ bidders because the price is fairly firm. If that's the case, I don't see this one moving until the sellers get real, because 270 WEA isn't all that special. One gaudy flip on the ninth floor in 2007 created some hallucinatory expectations.

"Retired owner occupied;" is that code for the owner will follow you around the place when you try to see it?

It's been on the market since 9/08 when it was listed for $3.025MM - they must now feel the market is getting stronger, but this apartment has definitely been getting shopworn.

There are a few 7's on the UWS waiting to close but which went to contract rather quickly. That price discovery could be good or bad news... or both.

That is no 2500 sq ft. More like 2200, maybe less.

I used to cringe every time I heard the term good bones so I feel much better now that we've moved on to elegant bone structure.

I am not familiar with the southern exposure line in this bldg, so can't speak to views or light. Agree that it is overpriced. Also, a potential N (E+W) combo (10th flr) was marketed for mid-3s with no takers recently.
