It's a "good time for tenants right now," said Barbara Corcoran, founder of the Corcoran Group, on the "Today" show (click here to view the video). Even tenants with bad credit may be able to rent homes, she said. Tenants have a lot of room to negotiate in states like Florida, where vacancy rates are at highs. While people have become accustomed to concessions like free rent and lower security deposits, today's landlords are offering things like flat screen TVs, cash, decorating allowances and iPhones, Corcoran said. "If you can think of it, that's what landlords are offering today," she said.

i've been surprised... barbara has actually been one of the more honest brokers in the last few months. She does that pricing segment on the sunday morning re show, and she's always under the other brokers... and tells sellers not to hold out for a higher price... things might get worse... etc.

Then again, maybe it helps get more transactions going... its honesty only because there is some 'incentive'.

Thanks for the posting - I thought it was quite insightful.

I was particularly struck by the recommendation to begin renewal negotiations four to five months before the expiration of your lease. (I did it three months in advance last year - which did startle my landlord. And I did get a 14% rent reduction.)
