Discussion about 142 East 16th Street #15C
Seriously, any 1 bed room apartment where the layout says it is a "sleeping alcove" pretty much deserves it's classification changed to a studio. At a minimum, 1 beds should be 10x10 feet. The kitchen here is small, and with the modern appliance, makes it nothing more than eye candy to prospective buyers.

Sleeping alcove? That is a closet! Not sure you can fit a queen bed in there, or even a double. Looks to be about 5 feet by 6 feet, if that.

One bedroom? Another broker whopper lie.

Yikes, difficult layout. It is bigger than some true 1 brs but a very tough conversion...given the window in the kitchen the 1 in the dr, you could wall off a br of 12x12 enclosed terrance (which I don't get) and have a 17x12 LR. Take out the current alcove and make it into a dining alcove and maybe if possible open up the kitchen. But that's a lot of work for a suboptimal space. Don't know this building but doesn't look great from the outside photos.

Also, not sure how they're getting 650 sq ft unless including the terrace...
