Reality check on pricing for #10?

This looks like a nice unit, but the price is way out of whack. While this one is asking $1.8M, an identical unit two floors HIGHER sold for $1.6M just six months ago. And a 4th floor unit sold for $1.35. I get that the owner has a lot invested (original purchase price was almost $2M), but that's kind of irrelevant for the market.

Wow -- talk about a change of heart. Overpay for the unit in January, then put it on the market in May? And then keep the price $200K higher than the sale for a higher floor unit?

ACRIS shows a mortgage of only $750K -- so at least the seller isn't under water . .. at least on this unit.
